<br />NARRATIVIE:
<br />The purpose of this plat is to partition into two parcels, that tract of land described in deed to JILL S. KEPPNER,
<br />recorded April 6, 2018 in Reel 4064, Page 331, Marion county deed records, said partitioning being pursuant to City of
<br />Hubbard Planning File Number 2019-01.
<br />The basis of bearings for this plat is North 41015'00" East along the northwesterly right of way of 5TH STREET per
<br />record data of MCSR 18094, said right of way being determined here by holding monuments "A" and "B". This basis of
<br />bearings also matches the last call in said Reel 4064, Page 331.
<br />In the area of the subject property, descriptions in deeds for properties fronting on the northwesterly right of way of 5TH
<br />STREET make calls to block corners from the plat of C. HUBBARD'S ADDITION TO HUBBARD, yet some of the surveys of
<br />those properties have neglected to tie into the applicable block corners. As it relates to surveying in the local area, this
<br />approach calls into question the locations of monuments of those surveys and the boundaries which they are intended to
<br />represent, particularly in the northeast -southwest directions. PARTITION PLAT 91-82 tied into a monument at the most
<br />northerly corner of BLOCK 111 of C. HUBBARD'S ADDITION TO HUBBARD, as well as a monument at the
<br />centerline -centerline intersection of 5TH STREET and "G" STREET. The measurements represented on that plat fit well
<br />enough to record plat distances that the applicable block corners could be reasonably calculated. Therefore, I have held
<br />monument "G" as being a point on the northwesterly right of way of 5TH STREET that is 25.00 feet northeasterly of the most
<br />easterly corner of the subject property per said partition plat. From this point, deed bearings and distances were held
<br />running southwesterly along the right of way of 5TH STREET and northwesterly along the southwesterly line of the subject
<br />tract, arriving at the most westerly corner. From the most westerly corner of the subject tract, monument "J" bears
<br />N41 ° 15'00"E, matching the deed bearing for the north line of Reel 4064, Page 331. Deed bearings and distances for the
<br />subject property were then run northeasterly and southeasterly from the most westerly corner to resolve the remaining c
<br />boundaries as shown hereon. ,goo
