SURVEYOR'S CERTIFICATE <br />I, Troy E. Petersen, being a Professional Land Surveyor in the State of Oregon, <br />do hereby certify that I have surveyed and marked with proper monuments the <br />land shown in the partition plat hereon, the exterior boundary thereof being <br />described as follows: <br />Beginning at the initial point of this partition plat which is a 1/2" iron pipe at <br />the Northwest corner of Lot 4 of "MAGEE ESTATES" as recorded in Volume H46, <br />Page 23, Book of Town Plats for Marion County, Oregon; thence North 14'32'59" <br />East along the West side of that tract of land described in Reel 4267, Page <br />282, Marion County Deed Records, 103.54 feet; thence South 89'35'53" East <br />along the North line of said tract, 374.42 feet to the West right of way of <br />Wheatland Rd. N.; thence South 04'56'48" West along said West right of way, <br />100.35 feet to the Southeast corner of said tract; thence North 89'39'00" West <br />along the South line of said tract, 391.77 feet to the point of beginning and <br />containing 38,390 square feet of land, more or less. <br />LAND MARKERS SURVEYING <br />roy etersen <br />Oregon Registered Land Surveyor No. 61408 <br />NARRATIVE <br />The purpose of this survey was to partition that tract of land described in <br />Reel 4267, Page 282, Marion County Deed Records as approved by the <br />City of Keizer Notice of Decision for Partition Case Number 2020-06. The <br />Basis of Bearings is between found monuments "A" and "E" as shown on <br />the plat of "Magee Estates", said monuments also were held for the South <br />line. Found monuments "F" and "G" were held for the Northwest and <br />Northeast corners. Found monuments "E" and "F" were held for the right <br />of way of Wheatland Rd. N. The new parcel lines were then established at <br />my clients design. <br />EQUIPMENT AND PROCEDURE <br />A LEICA TS12 Electronic Total Station Survey System and a <br />Carlson Survey Data Collector with supplemental hand-written <br />field survey notes were used in this survey. <br />PARTITION PLAT No. <br />LOCATED IN THE <br />SOUTHWEST QUARTER OF SECTION 23, <br />TOWNSHIP 6 SOUTH, RANGE 3 WEST OF THE WILLAMETTE MERIDIAN, <br />CITY OF KEIZER, MARION COUNTY, OREGON <br />DECLARATION <br />Know all men by these presents that Jeffrey M. Nepstad and Lori <br />Nepstad, being the owners of the land described in the Surveyor's <br />Certificate hereon, and desiring to dispose of the same into parcels, <br />have caused the some to be partitioned and surveyed, as shown on <br />the attached map. We hereby dedicate to the public use forever the <br />streets and grant the public utility easements as shown hereon.
