<br />I, Corbey Boatwright, a Registered Professional Land Surveyor in Oregon do hereby
<br />depose and say that I have surveyed and marked with proper monuments the land
<br />shown hereon as the partition map, the boundary being described as follows:
<br />Lot 4, Block 5, Middle Grove Tracts as the some is platted and recorded in Volume
<br />15, Page 40 of the Marion County Book of Town Plats, containing 7,832 square feet
<br />of land, more or less, and being situated within the southeast quarter of the
<br />northeast quarter of Section 18 in Township 7 South, Range 2 West of the Willamette
<br />Meridian in Marion County, Oregon. I set a 5/8—inch by 30—inch iron rod with a
<br />yellow plastic cap at the northeast corner of said Lot 4, for the initial corner.

<br />The
<br />ARRATIVE:
<br />The purpose of this survey is to monument the division of Lot 4, BLock 5 of
<br />Middle Grove Tracts into two parcels as approved by the Marion County Planning
<br />Director, Partition/Adjustment Case No. 018-002.
<br />The basis of bearings was established along the north line of Block 5 of Middle
<br />Grove Tracts using the five monuments found, and held, those being: a
<br />1-1/2—inch iron pipe at the northwest corner of Lot 4; a 1—inch iron pipe at the
<br />northeast corner of Lot 3; and a 1/2—inch iron pipe at the northeast corner of
<br />Lot 1, all of which were set on the subdivision plat; along with two 5/8—iron rods
<br />set on MCSR 27064 with one at the northwest corner of Lot 1 and one on the
<br />north line of Lot 1 at a property division location. This line also establishes the
<br />south right—of—way line of Utah Avenue NE.
<br />I found the distance between the 1-1/2—inch iron pipe at the northwest corner of
<br />Lot 4 and the 1—inch iron pipe, with a pinched top, at the northeast corner of Lot
<br />3 to be long by 0.10 feet. I prorated the distance to establish the northeast
<br />corner of Lot 1, which is also my initial corner, and set a 5/8—inch iron rod with
<br />a yellow plastic cap.
<br />The west line is the east right—of—way line of Brown Road NE which was
<br />established using the 1-1/2—inch iron pipe at the northwest corner of Lot 4 and
<br />the 1/2—inch iron pipe at the southwest corner of Lot 7, Block 5. This distance
<br />was found to be long by 0.13 feet. I found a 1/2—inch iron pipe at the northwest
<br />corner of Lot 7 that was bent and slightly out of true location, as shown. I
<br />prorated the full length of Block 5 to establish the southwest corner of Lot 4 and
<br />set a 5/8—inch iron rod with a yellow plastic cap.
<br />The east line was established using the monument set as my initial corner and the
<br />1-1/2—inch iron pipe I found, and held, at the southeast corner of Lot 7, Block 5,
<br />also being on the north right—of—way line of Texas Avenue NE. This line was
<br />found to be long by 0.17 feet. I prorated this distance to establish the southeast
<br />corner of Lot 4 and set a 5/8—inch iron rod with a yellow plastic cap.
<br />I set 5/8—inch iron rods with yellow plastic caps at the point of curve and point
<br />of tangency for the 20.00 foot radius of the new right—of—way area at the
<br />intersection of Brown Road NE and Utah Avenue NE which was required to be
<br />dedicated as a condition of approval by the Marion County Planning Director.
<br />I set 5/8—inch iron rods with yellow plastic caps for the line between the two
<br />Partition Parcels on the subdivision line boundaries that are common with the
<br />subject property and at the location requested by the owner and approved by the
<br />Marion County Planning Director.
