PARTITION PLAT NO. 2021-2_n <br />ao-,-)i -zo <br />PAGE 2 OF 2 <br />E 1/2, SE 1/4, Section 1 Township 6 South, Range 3 West, Willamette Meridian <br />SURVEYOR'S CERTIFICATE: <br />I, Corbey Boatwright, a Registered Professional Land Surveyor in the State of <br />Oregon, do hereby depose and say that I have surveyed and marked with proper <br />monuments the land shown hereon as the Partition Plat, the boundary of which <br />is described as follows: <br />Beginning at the initial corner of this Partition Plat which is a 3—inch Marion <br />County Brass Cap in concrete at the northeast corner of the Silas Jones <br />Donation Land Claim No. 61 in Township 6 South, Range 3 West of the <br />Willamette Meridian in Marion County, Oregon, said corner also being the <br />northeast corner of that tract of land conveyed to Bell Northside, LLC as Parcel <br />5 of that deed recorded in Reel 1474, Page 509 of the Marion County Deed <br />Records, and running thence South 02' 05' 26" West, along the east line of said <br />Jones Donation Land Claim and said Parcel 5, 818.90 feet to the centerline of <br />50—foot wide Waconda Road (County Road 602); thence South 88' 50' 00" West, <br />along said centerline, 841.86 feet to the southwest corner of said Parcel 5, from <br />which point a 3/4—inch iron pipe on the north right—of—way line of said <br />Waconda Road bears North 01' 57' 55" East 25.035 feet; thence North 01' 57' <br />55" East, along the west line of said Parcel 5, 1093.14 feet to the northwest <br />thereof; thence North 89' 01' 45" East, along the north line of Parcel 5, 198.97 <br />feet to an angle point therein; thence South 01' 37' 15" West 260.43 feet to an <br />interior angle point in said north line; thence South 89' 59' 45" East, along said <br />north line of Parcel 5, 642.50 feet to the point of beginning and containing <br />17.17 acres of land, more or less, all being situated within the east half of the <br />southeast quarter of Section 1 in Township 6 South, Range 3 West of the <br />Willamette Meridian in Marion County, Oregon, subject to the existence of a <br />County Road (Waconda Road, CR 602), over and through the southerly part of <br />the herein described premises, as shown hereon. <br />Corbey B6,6twright, PLS 41562 REGISTERED <br />PROFESSIONAL <br />LAND SURVEYOR <br />OREGON <br />JANUARY 13.2004 <br />CORBEY BOATWRIGHT <br />41562 <br />NARRATIVE EXPIRES: DEC. .31, 2021 <br />The purpose of this survey is to establish the boundaries of the Parcels in a <br />Partition Plat approved by Marion County Planning Division, Partition Case No. <br />18-020. Because Parcel 1 is over 10 acres, it has not been surveyed under the <br />provisions of ORS 92.055(1). <br />The basis of bearings was established along the centerline of Waconda Road using <br />the found Marion County brass cap in a monument box at the P.I. of the road <br />angle east of the subject property and the found 3/4—inch iron pipes on the <br />north and south lines of the 50—foot wide road at, or in the vicinity of, the west <br />property line, whose origins are unknown, and a 3/4—inch iron pipe on the south <br />line of the 50—foot wide road in the vicinity of the east property line found on <br />MCSR's 25877, 29056, and 31287. This was also supported by the 5/8—inch iron <br />pipe found north of the centerline of Waconda Road in the vicinity of the east <br />property line that matches the description and location shown when it was found <br />on MCSR 29056. <br />The brass cap at the northeast corner of the Silas Jones Donation Land Claim, <br />replaced by MCSR 36652, was found and held as shown to establish the east <br />property line in conjunction with the 3/4—inch iron pipe found on line, and north <br />of the centerline of Waconda Road, as described above. <br />MCSR 24908 established the boundary of this property, but the monuments at the <br />northwest corner and the two angle points in the north line were not recovered. I <br />also was unable to recover any other monumentation that would confirm the north <br />line of the Silas Jones Donation Land Claim. Therefore, I held the record <br />distances and angles established on MCSR 24908 along the west and north lines <br />and pivoted them off of the brass cap at the northeast corner of the Jones <br />Donation Land Claim. All of the lands about this Partition Plat are in the same <br />ownership as the Declarant of the Plat. <br />The boundary monuments for Parcel 2 were set out at the location requested by <br />the owner and approved by Marion County.
