SURVEYOR'S CERTIFICATE <br />I, Troy E. Petersen, being a Professional Land Surveyor in the State of Oregon, <br />do hereby certify that I have surveyed and marked with proper monuments the <br />land shown in the partition plat hereon, the exterior boundary thereof being <br />described as follows: <br />Beginning at the initial point of this partition plat, said point being a 3/4 inch <br />iron pipe at the Southwest corner of Lot 12 of "SUBDIVISION OF PART OF LOT <br />81, EWALD FRUIT FARMS" as recorded in Volume 17, Page 29, Book of Town <br />Plats for Marion County, Oregon; thence South 89'57'42" East along the South <br />line of said Lot 12, 98.00 feet to a 5/8 inch iron rod; thence South 01'18'29" <br />East 94.83 feet to a 1 3/16 inch brass disc marked "LANDMARKERS"; thence <br />North 89'57'03" West 4.00 feet to a 5/8 inch iron rod; thence South 00'58' 19" <br />East 103.24 feet to a 5/8 inch iron rod on the North right of way of Browning <br />Avenue SE; thence North 89'57'03" West along said North right of way, 97.92 <br />feet to a 5/8 inch iron rod marking the Southeast corner of Lot 9, <br />"TEMPLETON SUBDIVISION" as recorded in Volume 18, Page 37, Book of Town <br />Plats for Marion County, Oregon; thence North 00'00'00" West along the East <br />line of said Subdivision, 198.00 feet to the point of beginning and containing <br />19,410 square feet of land, more or less. <br />LAND MARKERS SURVEYING <br />i <br />Troy E. Petersen <br />Oregon Registered Land Surveyor No. 61408 <br />EQUIPMENT AND PROCEDURE <br />A LEICA TS12 Electronic Total Station Survey System and a <br />Carlson Survey Data Collector with supplemental hand—written <br />field survey notes were used in this survey. <br />NARRATIVE <br />The purpose of this survey is to partition that property described as <br />"EXHIBIT D" in Reel 4329, Page 402, Marion County Deed Records as <br />approved by the City of Salem Notice of Decision for Partition Case <br />Number 18-01. The Basis of Bearings is the West line of the subject <br />property as established by found monuments "C" and "F" as shown on <br />Marion County Survey 39251. The centerline of Browning Avenue SE was <br />established by holding found monument "A" and a point 40.00 feet <br />Southerly and perpendicular to the centerline from found monument "I". The <br />centerline was then offset 30.00 feet Northerly to retrace the Northerly <br />right of way of said Browning Avenue SE and the South line of the subject <br />property. Found monuments "J" and "K" were held for the Northerly course <br />of the East line as shown on Marion County Survey 39251. The Southerly <br />course of the East line was then retraced by holding record deed bearings <br />and distances Westerly from found monument "J" and Easterly from found <br />monument "C". Found monument "C", "F", and "K" were then held for the <br />West and North lines. Frazier being the <br />owner of the land described in the Surveyor's Certificate hereon, and <br />desiring to dispose of the same into parcels, have caused the same <br />to be partitioned and surveyed, as shown on the attached map.
