SURVEYOR'S CERTIFICATE <br />I, Troy E. Petersen, being a Professional Land Surveyor in the State of Oregon, <br />do hereby certify that I have surveyed and marked with proper monuments the <br />land shown in the partition plat hereon, the exterior boundary thereof being <br />described as follows: <br />Beginning at the initial point of this partition plat, said point being a 5/8 inch <br />iron rod with a yellow plastic cap marked "LAND DEV CONSULTANTS" at the <br />Southeast corner of Lot 13 of "MONROE COURT" as recorded in Volume 41, <br />Page 39, Book of Town Plats for Marion County, Oregon; thence North 89'42'02" <br />West along the South line of said Lot 13, 100.14 feet to a 5/8 inch iron rod, <br />said iron rod being on the arc of a 165.00 foot radius curve to the left; <br />thence along the arc of said curve a distance of 27.88 feet to a 5/8 inch iron <br />rod on the Easterly right of way of Clara Court the long chord of which bears <br />South 43'26' 17" West 27.85 feet, said iron rod being on the arc of a 165.00 <br />foot radius curve to the left; thence along the arc of said curve a distance of <br />110.61 feet to a 1 5/32 inch brass cap marked "LAND MARKERS", the long <br />chord of which bears South 19'23'34" West 108.55 feet; thence South 00'11'21" <br />West 40.00 feet to a brass screw and washer on the North right of way of <br />Monroe Avenue; thence South 88'27'39" East along said North right of way <br />99.95 feet to a 5/8 inch iron rod at the Southwest corner of Parcel 3 of <br />Partition Plat No. 93-80 as recorded in Reel 1100, Page 353, Marion County <br />Deed Records; thence North 00'09'38" East along the West line of said Parcel <br />3, 100.00 feet to a 5/8 inch iron rod at the Northwest corner of said Parcel <br />3; thence South 89'50'20" East along the North line of said Parcel 3, 55.06 <br />feet to the Northeast corner thereof; thence North 00'11'00" East 64.93 feet to <br />the point of beginning and containing 17,886 square feet of land, more or less. <br />LAND MARKERS SURVEYING <br />Troy E. etersen <br />Oregon Registered Land Surveyor No. 61408 <br />EQUIPMENT AND PROCEDURE <br />A LEICA TS12 Electronic Total Station Survey System and a <br />Carlson Survey Data Collector with supplemental hand—written <br />field survey notes were used in this survey. <br />NARRATIVE <br />The purpose of this survey is to replat Parcel 2 of Partition Plat No. <br />93-80 as recorded in Reel 1100, Page 353, Marion County Deed Records <br />as approved by Marion County Notice of Decision for Case Number P/ADJ <br />16-007. The Basis of Bearings is the East line of the subject property as <br />established by found monuments "D" and "G" as shown on said Partition <br />Plat No. 93-80. Found monuments from said Partition and "MONROE <br />COURT" were held for the boundary as shown hereon.
