<br />EQUIPMENT AND PROCEDURE
<br />A LEICA TS12 Electronic Total Station Survey System and a
<br />Carlson Survey Data Collector with supplemental hand-written
<br />field survey notes were used in this survey.
<br />NARRATIVE
<br />The purpose of this survey is to partition that property described in Reel 4403, Page
<br />460, Marion County Deed Records as approved by Marion County Notice of Decision for
<br />Partition Case Number PLA/P/V20-030. The Basis of Bearings is the North line of the
<br />subject property as established by found monuments "A" and "B" as shown on Partition
<br />Plat No. 2012-10. Found monuments from said Partition Plat and Marion County Survey
<br />Record 39318 were held for the exterior boundary as shown hereon. The parcel lines
<br />were then set at my client's design.
<br />EASEMENTS OF RECORD
<br />A Preliminary Title Report prepared by AmeriTitle with a file
<br />number of 448339AM and dated March 19, 2021 revealed the
<br />following easement of record:
<br />1. A right of way for ditches, canals, and reservoir sites for
<br />irrigation purposes as recorded March 10, 1908 in Volume 102,
<br />Page 226, Marion County Deed Records is not shown hereon.
<br />There are no ditches, canals, or reservoir sites on subject
<br />property.
<br />2. An easement for spring and pipelines recorded as recorded
<br />January 17, 1947 in Volume 362, Page 348, Marion County Deed
<br />Records. Insufficient description to property locate.
<br />3. An easement granted to Portland General Electric Company on
<br />December 17, 1962 and recorded in Volume 566, Page 714,
<br />Marion County Deed Records. Insufficient description to properly
<br />locate.
<br />4. An easement granted to Portland General Electric Company on
<br />March 7, 1968 and recorded in Volume 643, Page 834, Marion
<br />County Deed Records. Insufficient description to properly locate.
<br />5. A 20' wide access easement granted to Donna Amoth on
<br />March 20, 2012 and recorded in Reel 3366, Page 398, Marion
<br />County Deed Records was terminated in Reel 4422, Page 444,
<br />Marion County Deed Records is not shown hereon since it was
<br />amended by Reel 4422, Page 444, Marion County Deed Records
<br />which is shown hereon.
