The Basis of Bearings is the North line of the <br />subject property as established by found monuments "A" and "B" as shown on Partition <br />Plat No. 2012-10. Found monuments from said Partition Plat and Marion County Survey <br />Record 39318 were held for the exterior boundary as shown hereon. The parcel lines <br />were then set at my client's design. <br />EASEMENTS OF RECORD <br />A Preliminary Title Report prepared by AmeriTitle with a file <br />number of 448339AM and dated March 19, 2021 revealed the <br />following easement of record: <br />1. A right of way for ditches, canals, and reservoir sites for <br />irrigation purposes as recorded March 10, 1908 in Volume 102, <br />Page 226, Marion County Deed Records is not shown hereon. <br />There are no ditches, canals, or reservoir sites on subject <br />property. <br />2.
