ANGEL CASE NO. SUB 2018-02
*EST CHURCH ST (CR 632)
SHEETINDEX
1) INDEX SHEET, NARRATIVE, PLAT NOTES
2) OVERALL BOUNDARY, SURVEY & DEED REFERENCES, LEGEND, FOUND MONUMENT LIST
3-4) LOT DETAIL, LEGEND, FOUND MONUMENT LIST, 5) CURVE TABLE, DETAILS "A" THROUGH "D",
EASEMENT NOTES, LEGEND
6) SURVEYOR'S CERTIFICATE, APPROVALS, DECLARATION, ACKNOWLEDGEMENTS
NARRATIVE:
The purpose of this survey is to subdivide that property described in that instrument recorded in Reel 1294, Page 524,
Marion County Deed Records, into lots and to create the streets and easements as shown hereon. The basis of
bearings used was along the west line of the subject property between monuments B and J per MCSR 38586, which
also were held to determine said west line. The northerly portion of the east line of the subject property was
determined by holding monuments C and E from MCSR 32669. The southerly projection of said northerly portion falls
within reasonable distance Westerly from the computed position of the northwest corner of MAY'S ADDITION TO MT.
ANGEL, ORE. However, in the survey by Montgomery in 1997 (MCSR 34534), he held record distance Westerly along
West Church Street NE from Partition Plat 1995-01 to re-establish the southwest corner of that property, without
verifying the true west line as it related to MCSR 32669. Incidentally, this created an angle point in the overall property
surveyed by GORMAN in MCSR 32669 at the northwest corner of the property surveyed in MCSR 34534. The last
mentioned property was later partitioned in Partition Plat 98-82 and I am holding the west line of said plat for the
boundary of this plat. To determine the right of way of West Church Street, I held monuments I and J for the north line
of the 20 -foot right of way, which were verified by the ties to monuments K and monument L. To determine the
centerline of the Mt. Angel -Gervais Road, I held monument A and a point 6 feet Southerly of monument D. Per the
field notes (Book 378, Page 8) the beginning station of the centerline of the road called for a R.R. Iron 6' to the Rt. In
MCSR 4409, monument C on page 15, the brass cap for the Section Corner replaced a found R.R. rail. I then held a
line 25 feet Southerly to determine the south right of way line.
PLAT NOTES:
Q - TRACT "A" is an open space owned and maintained
by the Home Owners Association, its successors or assigns.
20 - 30' Storm Drain Easement along the backs of Lot 27, Lots 41-53,
and Lots 54-56 to be owned and maintained by the Home Owners Association.
BARKER
SURVEYING
3657 KASHMIR WAY SE
SALEM, OREGON 97317
PHONE (503) 588-8800
FAX (503) 363-2469
EMAIL: INFOOBARKERWILSON.
