THE BASIS OF BEARING IS BETWEEN MONUMENTS R AND S PER MCSR 36512. 1 POSITIONED THE SOUTH LINE OF <br />THE TRACT USING MONUMENTS R AND S TO CALCULATE THE CURRENT NORTH RIGHT OF WAY OF MOLALLA ROAD AT THE LABELED CALCULATED POINTS FROM <br />MCSR 36512 PER REEL 1931, PAGE 013, MARION COUNTY DEED RECORDS. <br />T j THE NORTH LINE OF WOODBURN FRUIT FARMS HAS BEEN UNCERTAIN FOR YEARS. MULTIPLE CONFLICTING LINES HAVE BEEN SURVEYED RELATIVE TO THE <br />SUBDIVISION, AN OLD FENCELINE, AND THE NORTH LINE OF THE COOLEY DONATION LAND CLAIM. PER ORS 93.310(2), WHEN BOUNDARIES ARE INCONSISTENT, <br />MONUMENTS ARE PARAMOUNT. THE ONLY SURVEY IN THE AREA OF STUDY THAT MARKED THE NORTH LINE BETWEEN PHYSICAL MONUMENTS IS MCSR 25389. 1 <br />HELD THE NORTHEAST CORNER OF LOT 4 AT MONUMENT A AND CALCULATED THE POSITION OF THE 1" IRON PIPE AT THE NORTHEAST CORNER OF LOT 14 USING <br />CALCULATED RECORD DISTANCE WEST FROM MONUMENT H PER MCSR 33354 AND HAD AN OVERALL DISTANCE THAT WAS WITHIN 0.02' OF SUBDIVISION RECORD. <br />I USED SUBDIVISION RECORD DISTANCE ALONG THE NORTH LINE TO DETERMINE THE POSITION OF THE NORTHERLY CORNERS OF THIS PARTITION. <br />TO DETERMINE THE POSITION OF THE SOUTHWEST CORNER, I RETRACED THE SUBDIVISION CENTERLINE OF MARKET ROAD 57 USING MONUMENTS T, Q AND P. I <br />CALCULATED THE POSITION OF THE PK NAIL SET IN MCSR 24612 USING RECORD DISTANCE NORTHERLY PER MCSR 37977. 1 RETRACED THE CENTERLINE BEARING <br />BETWEEN THAT CALCULATED POINT AND RECORD OFFSET FROM MONUMENT P PER MCSR 35713. 1 LOCATED THE SOUTHWEST CORNER AT RECORD DISTANCE <br />EASTERLY FROM THE CALCULATED PK NAIL PER MCSR 25099. <br />I SET THE SOUTHEAST CORNER OF THE PARTITION BASED ON LINES OF OCCUPATION, SINCE THIS LINE HAS NEVER BEEN SURVEYED.
