<br />The 5' Private Storm Drain Easement created in the plat of SUNNYSIDE RIDGE NO. 2 (V. 45, P. 207, B.O.T.P.) to benefit adjacent property to the West
<br />(previous owner deed recorded in R. 2082, P. 255, MCDR) has been modified by this plat to account for the new parcel configuration and the new
<br />easement shown hereon is to be granted benefiting that property described in R.4404, P. 465, MCDR.

<br />The purpose of this survey is to partition that property described in Exhibit "D" in that property line adjustment deed
<br />recorded in Reel 4270, Page 390, Marion County Deed Records, into three parcels per City of Salem Partition Case No.
<br />PAR-PLA-ADJ19-06. The basis of bearings used was along the west line of the plat of SUNNYSIDE RIDGE NO. 2 (V. 45, P.
<br />207, B.O.T.P.), holding the monuments set in said plat at the northwest corner of Lot 49 and the southwest corner of Lot 50 of
<br />said plat, which were held for the west line of the subject property. The south line of the subject property was determined by
<br />holding the original plat monuments at the southwest and southeast corners of said Lot 50 per SUNNYSIDE RIDGE NO. 2 (V.
<br />45, P. 207, B.O.T.P.). The north line of the subject property was determined by holding the monuments at the northwest and
<br />northeast corners of said Exhibit "D" in Reel 4270, Page 390, set in MCSR 39158. The right of ways of Osprey Court SE and
<br />Sun Court SE were determined by holding the centerline monuments from SUNNYSIDE RIDGE NO. 2 (V. 45, P. 207, B.O.T.P.)
<br />and offsetting 25 feet westerly and then calculating the reverse curve per said plat.
