<br />The purpose of this survey is to replat part of Lot 10 and Lots II
<br />and 12, Block 1, RIVERVIEW PARK TERRACES as described in Reel 1546,
<br />Page 407 and Reel 4418, Page 134, Marion County Deed Records. This
<br />replat was approved by the the City of Gates
<br />(File No. LLA 20-01).
<br />Bearings and distances are grid values based on the Oregon
<br />Coordinate Reference System, Salem Zone (NAD83(CORS96) Epoch 2011).
<br />The basis of bearings is the line defined by monuments <1> and <2>.
<br />The said monuments were set in MCSR 26573.
<br />The westerly line of Louisa St. is defined by <9> and a tangent point
<br />60 feet westerly from <4>. The record distance from Vol. 23, Pg. 311
<br />BOTP was projected southerly from <9> on the said westerly line to locate
<br />the NE corner of said Block I. Monument <1> was accepted as the NW
<br />corner of said Block I. The NW corner Lot I, said Block I was located by
<br />single proration on the north line of said Block I. The SE corner of Lot
<br />10, said Block I, was located by single proration on the line defined by the
<br />said NW corner and <3>. The position of the SE corner of the subject
<br />property was calculated at the record distance, according to said Reel
<br />4418, Page 134, from the SE corner of said Lot 10. The southeast corner
<br />of the subject property is marked by a reference monument because it is
