RECORD OF SURVEY <br />FOR: CITY OF SALEM <br />LOCATED IN THE N.E. 1/4 OF SECTION 35, T. 7 S., R. 3 W., W.M. <br />CITY OF SALEM, MARION COUNTY, OREGON <br />AUGUST 21, 2021 <br />PROPERTY LINE ADJUSTMENT CASE NO. PLA07-39 & PLA07-40 <br />NARRATIVE: <br />The purpose of this survey is to complete those property line adjustments as approved in City of Salem Community Development Case No.'s PLA 07-39 and PLA <br />07-40. The properties involved in the approvals were Parcels I and II in Reel 2792, Page 374, Marion County Deed Records, owned by Barnes -Mission Street LLC and <br />the City of Salem property described in Reel 2664, Page 444, Marion County Deed Records (Circuit Court Case No. 05C22139). Property Line Adjustment Deeds were <br />recorded in Reel 2917, Page 370 and Reel 2926, Page 38, Marion County Deed Records, in February and March of 2008 but a survey was never filed. <br />The basis of bearings used was along the east line of said Parcel 11, Reel 2792, Page 374, utilizing monuments N and B, which was used to determine the east line <br />of the subject property. The remaining boundary of the properties was determined as follows: <br />South Line (also north right of way of Oxford Street SE) - I held monuments A and P per MCSR 36605. <br />West Line - I held monuments E and G to determine the most Southerly segment of the west line per said MCSR 36605. 1 held monument P and I to determine the <br />most Westerly segment of the west line per said MCSR 36605. The determined line checked with the 1 foot offset, monument H, set in said survey. I held said monument <br />H and monument G to determine the north line of Parcel 2 in Reel 290, Page 1429, Marion County Deed Records. I held monuments J and L to determine the northerlysegmentofthewestlineperMCSR36849. 1 held monuments I and 0 to determine the north line of Reel 2664, Page 444, Marion County Deed Records, per said MCSR <br />36849. Although said deed calls to an iron rod at the northeast corner of the property described, I chose not to hold the monument (K) as currently located. In MCSR <br />36849, Mr. Nemecek stated that to establish the new adjusted property line, he projected the line formed by what would be points I and 0 of this survey, which should <br />state the intentions of the parties involved with Property Line Adjustment Case No. PLA 05-19. The fact that it is found 0.73' off of the projected line would lead to it either <br />being a blunder (for such a short projection) or it has been disturbed by the subsequent development to the East (being an aluminum cap, would be hard to discern if ithadbeenreplantedornot), and therefor not held for this survey. <br />North Line (also south right of way of Mission Street SE) - I first determined the centerline of the street by holding prorated distances from the ODOT reference <br />points at Station "L" 59+45.38 P.T. and record distance Southwesterly from the reference point found at Station "L" 70+00 P.O.T., per MCSR 36684. 1 then offset the <br />centerline 50 feet and 54 feet Southwesterly between the record stations per Reel 2792, Page 374, Marion County Deed Records. <br />Original Line PLA 07-39 - For the south end of the line (near monument C), I held a calculated distance Easterly along the north right of way of Oxford Street SE <br />from monument D, subtracting the distances Easterly from monument D as shown in Reel 2926, Page 38 and Reel 2917, Page 370. 1 held record bearing for the lineNortherlyperReel2917, Page 370 and MCSR 30653. <br />Original Line PLA 07-40 -1 held monuments D and J as shown in MCSR 36605. <br />FOUND MONUMENT LIST: <br />5/8" iron rod with yellow plastic cap stamped "MULTI -TECH", set in MCSR 36605. Held for the northeast corner of the Amended Plat of NEW HAVEN. <br />5/8" iron rod with yellow plastic cap stamped "QUERY PLS 1653", set in Partition Plat 2010-11. Held for southeast corner Parcel 11, R. 2793, P. 374. <br />1" iron pipe, set in MCSR 15447. Bears N18058'56"E 0.22' from calculated original corner. <br />Q 5/8" iron rod with yellow plastic cap (cap damaged), bent, down 0.4', set in MCSR 36605. Held for southwest corner Parcel I, R. 2793, P. 374. <br />Q 1/2" iron pipe, down 0.5', set in MCSR 16756. Found N00°46'21 "W 0.54' from calculated corner (Held for west boundary). <br />Q 5/8" iron rod with yellow plastic cap (cap damaged), set in MCSR 36605. Found N49001'E 0.14' from calculated corner. <br />5/8" iron rod, bent, set in MCSR 36605. Held for angle point boundary. <br />Q 5/8" iron rod with yellow plastic cap stamped "MULTI -TECH", down 1.0', set in MCSR 36605. Held as 1.00' reference per MCSR 36605. <br />Q 5/8" iron rod with yellow plastic cap stamped "MULTI -TECH", set in MCSR 36605. Held for most Westerly northwest corner of subject property. <br />Q 1/2" iron pipe, down 0.3', set in MCSR 16756. Held for angle point. <br />Q 5/8" iron rod with aluminum cap stamped "CITY OF SALEM", down 0.6', set in MCSR 36849. Found S07004'1 4"W 0.73' from calculated corner. <br />5/8" iron rod (no cap), down 0.4', set in MCSR 36605. Held for most Northerly northwest corner of subject property. <br />Q 1-1/8" brass cap, ODOT reference point, set in MCSR 36684. <br />Q 5/8" iron rod with yellow plastic cap stamped "QUERY PLS 1653", set in Partition Plat 2010-11. Held for east line of subject property. <br />00 5/8" iron rod with yellow plastic cap stamped "MULTI -TECH", set in MCSR 36605.
