<br />PROPERTY LINE ADJUSTMENT CASE NO. PLA07-41
<br />The purpose of this survey is to complete that property line adjustment as approved in City of Salem Community Development Case No. PLA 07-41. The
<br />properties involved in this approval were the remnant portions of Parcels I and II in Reel 2792, Page 374, Marion County Deed Records, which were the result of
<br />City of Salem Property Line Adjustment Cases PLA 07-39 and PLA 07-40. The reconfigured properties were recorded in Reel 3006, Page 196 and Reel 3006,
<br />Page 197, Marion County Deed Records in October of 2008, but a survey was never filed. In between the approval of the property line adjustment and the
<br />recording of the reconfigured parcels, property was conveyed by the owner to the City of Salem for the new 23rd Street SE (R. 2937, P. 12) and additional right
<br />of way along Mission Street SE (R. 2995, P. 100).
<br />The basis of bearings used was along the east line of said Parcel 11, R. 2792, P. 374, utilizing monuments G and B per MCSR 35428, which said line was
<br />also held for the east line of the subject property. The remaining boundary of the properties was determined as follows:
<br />South Line (also north right of way of Oxford Street SE) - I held monuments A and C per MCSR 39498.
<br />West Line - I held the set monuments and data along the southwesterly right of way of 23rd Street SE and monuments D and E per said MCSR 39498.
<br />North Line (also south right of way of Mission Street SE) - I first determined the centerline of the street by holding prorated distances from the ODOT
<br />reference points at Station "L" 59+45.38 P.T. and record distance Southwesterly from the reference point found at Station "L" 70+00 P.O.T., per MCSR 36684. 1
<br />then offset the centerline 50 feet and 54 feet Southwesterly between the record stations per Reel 2792, Page 374, Marion County Deed Records for the previous
<br />right of way. I held record offsets from the previous right of way for the south line of R. 2995, P. 100.
<br />Original Line - This line was the remaining portion of the line between the aforementioned Parcels I and 11 in Reel 2792, Page 374 from the original line for
<br />PLA 07-39 as illustrated in MCSR 39498.
<br />Adjusted Line - This line was determined by continuing the geometry of the the 23rd Street SE right of way description in R. 2937, P. 12 from the previously
<br />determined adjusted property line for PLA 07-39 and PLA 07-40 as shown in MCSR 39498. The line as laid out, fits record data very well where it ties in with the
<br />right of way of Mission Street SE prior to the conveyance in R. 2995, P. 100. Although monuments found on the East right of way of 23rd Street SE from Partition
<br />Plat 2010-11 are referenced in this survey, they were not necessarily held to determine the right of way of 23rd Street SE.
