I purchased the property as open competitive market <br /> purchase with both lots. The appraiser did not break apart the two lots,she provided a combined total value. Through my conversation with her she <br /> explained,as she noted in the"appraisal addendum"under"highest and best use section- she said that she considered the second undeveloped lot as <br /> very low ancillary valued and as"surplus land",as it it financially feasible to build"as well as the xpense for engineering/development,due to extreme slopes, <br /> dropoff,mudslide/landslide,and soil class. <br /> --(current tax rmv lot 1 is:land$282,170,structures 576,430--current lax rmv lot 2 is:land$248,570-no structures) <br /> Using the cost approach breakdown,I propose for the two lots,using the COST APPROACH as reference as it contains the main breakdown to total 695,000 <br /> with the two lots:(page 3/6 of the Universal Appraisal Report). The appraiser did not break apart the two lots,she provided a combined total value of <br /> $322,000 for the opinion of site value.(This is 515,000 different from the$710,000 value on page 6/6.)
