<br />NARRATIVE
<br />The purpose of this survey is to mark the corners of that Tract of land conveyed to C. Lynn Baxter,,
<br />Sole Trustee, or hiss in trust,, under the C. Lynn Baxter Trust,, recorded February 2,, 1999
<br />in Film Reel 1564,, Page 606, Deed Records of Marion County, Oregon.
<br />The Basis of Bearings for this survey is South 89046' East per MCSR-24230,, between found
<br />monuments #8 and #11. This survey was conducted using a Hemispere 5631 GPS base & rover
<br />setup with a Mesa 2 data collector,, utilizing Field Genius Software,, Oregon State Plane North Zone,,
<br />NAD83 (2011).
<br />This survey is a retracement of a survey done in 1974 by Clarence Barker, PLS., which survey was
<br />recorded as MCSR-24230. In his survey Barker found or set monuments at all of the major corners
<br />of the subject property. Upon review of Barker's survey I accepted his methods & evidence for
<br />restoring the 1/4 corner of Sections 11/12 & for the N. 1/16th corner of Sections 11/12. At all the
<br />other major corners of the subject property Barker found & held existent monuments of various
<br />prior surveys and I agree with him on those corners.
<br />Our field survey found all of the monuments shown on the Barker survey at all major property
<br />corners with minor discrepancies versus his record as shown hereon. Since the time of the Barker
<br />survey the right of way for the "Enchanted Way SE" frontage road has changed per Marion County
<br />Circuit Court Judgement No. 109287. 1 found and held O.D.O.T. monuments set at the corners of
<br />the recent taking. I held the frontage road alignment as set forth in O.D.O.T. Map 5B-32-22 per
<br />found monuments as shown and as shown on MCSR-24230.
<br />Monuments #30 & #32 were set in MCSR-26974,. a 1978 survey of Partitioning No. 77-32 by
<br />Robert Gorman, PLS, in existing fence lines outside of the boundary of the plat. There was no
<br />statement on the plat by the surveyor of why that was done. The existing fence lines shown on that
<br />Plat are not now maintained and we found only remnants of them during the field survey.
<br />I fit the existing gas pipeline easement shown by holding the distance call along the north line of
<br />the property (West 490') to the centerline of the easement and then rotating a picture of the
<br />description to the existing gas risers at the southerly end of the described centerline. The centerline
<br />description does not call a distance out to a point on the south line of the property, just a bearing
<br />that terminates on the south line, nor does it call out from the terminus point to a corner on the
<br />south line. The only way to truly locate the centerline of the easement would be to have it traced
<br />(or pot -holed if there is no trace wire installed) and then field surveyed. The described line seems
<br />to fit well with the existing location signs surveyed along the route and I think the easement as
<br />shown is very close to the true pipe location. There is an unimproved road that runs with the
<br />easement alignment,, the southerly portion is mostly obliterated and is un -drivable.
