<br />monuments the land shown on the hereon partition map, the boundary of
<br />which is described as follows:
<br />Commencing at a 5/8 -inch iron rod with a yellow plastic cap at the
<br />southeasterly corner of Parcel 2 of Partition Plat 91-94 as the same is
<br />platted and recorded in the Marion County Record of Partition Plats and in
<br />Reel 888, Page 290 of the Marion County Deed Records, said iron rod also
<br />being on the westerly right-of-way line of Pleasant View Drive NE at a
<br />point which measures 30.00 feet from the centerline thereof when measured
<br />at right angles thereto, and running thence North 25' 56' 29" West, along
<br />said right-of-way line, 20.01 feet to 5/8 -inch iron rod with a yellow plastic
<br />cap set at the southeasterly corner of Parcel 1 of Partition Plat 91-94 and
<br />being the Initial Point of this Partition; thence South 64' 14' 55" West,
<br />along the southerly line of said Parcel 1, 199.90 feet to a 5/8 -inch iron
<br />rod with a yellow plastic cap at the southwesterly corner thereof; thence
<br />North 25' 56' 29" West, along the west line of said Parcel 1, 76.80 feet to
<br />a 5/8 -inch iron rod with a yellow plastic cap at the northwesterly corner
<br />thereof, said iron rod being on the southerly right-of-way line of Griswold
<br />Avenue NE at a point which measures 15.00 feet from the centerline
<br />thereof when measured at right angles thereto; thence North 64' 14' 55"
<br />East, along said right-of-way line, 199.90 feet to a 5/8 -inch iron rod with
<br />a yellow plastic cap at the northeasterly corner of said Parcel 1 and the
<br />intersection of the said southerly right-of-way line of Griswold Avenue NE

<br />The purpose of this survey is to divide Parcel 1 of Partition Plat 91-94 into three
<br />parcels as approved by the City of Keizer Planning Department, Case No.
<br />Partition/Minor Variance 20.20-07. The base bearing was established along the
<br />southerly right-of-way line of Griswold Avenue NE, which is also the northerly line of
<br />Partition Plat 91-94, using the 5/8 -inch iron rod with a yellow plastic cap marked
<br />"LS 1831" set by R. Montgomery on said plat and the 5/8 -inch iron rod with a
<br />yellow plastic cap marked "LS 815" set by Ringnalda on Partition Plat 96-117, as
<br />shown. However, with the public right-of-way construction that has occurred since
<br />my initial field survey work, the Rignalda monument (shown as monument 2 on the
<br />herein plat map) has been destroyed. I found the original northeast corner set by
<br />Montgomery to be out of position to the east and I agreed with the location
<br />determinations made by Rignalda on P96-117 and R. Montgomery on P2016-028.
<br />However, with the public right-of-way construction that has occurred since my initial
<br />field survey work, the Montogomery monument (shown as monument 3 on the herein
<br />plat map) has also been destroyed. The out of position location was confirmed by
<br />the other monuments along the westerly right-of-way line of Pleasant View Drive NE,
<br />those being: the 5/8 -inch iron rod with a yellow plastic cap marked "LAND
<br />MARKERS" set by R. Montgomery on Partition Plat 2006-028 at the intersection of
<br />the northerly right-of-way line of Griswold Avenue NE with the westerly right-of-way
<br />line of Pleasant View Drive NE and the 5/8 -inch iron rod with a yellow plastic cap
<br />marked "Andrews RLS 1626" set by Andrews at the northeast corner of Partition Plat
<br />2006-16.

<br />The southerly line of Partition Plat 91-94 was established using the 5/8 -inch iron
<br />rod with a yellow plastic cap marked "LS 1831" set by R. Montgomery on said plat
<br />at the southwest corner and the 5/8 -inch iron rod with a yellow plastic cap
<br />marked "Andrews RLS 1626" set by Andrews at the northeast corner of Partition
<br />Plat 2006-16.
<br />Having found monuments in good position at all four corners of the perimeter of
<br />Partition Plat 91-94, the boundary was complete. I established and set monuments
<br />for the southerly line of Parcel 1 of said plat parallel with the north line and at a
<br />distance of 76.80 feet south of said north line, as called for on the plat. The
<br />westerly line was established by prorating the distance along the north line of the
<br />plat. The distance between the existing found monuments was found to be short
<br />by 0.19 feet. I diminished my clients' property by 0.10 feet and the neighboring
<br />Parcel 2 of the Plat by 0.09 feet and set monuments for this line. Additional
<br />right-of-way width of 7.00 feet was required along Griswold Avenue NE so the north

<br />Know all by these presents that, Adrienne R. Christian, Trustee of the
<br />Adrienne R. Christian Revocable Living Trust dated October 7, 2010, being
<br />the owner of the land described in the Surveyor's Certificate hereon made
<br />and desiring to dispose of the same in Parcels, have caused the same to
<br />be partitioned and surveyed, in accordance with the provisions of Chapter
<br />92 of the Oregon Revised Statutes, as shown herein.
