<br />NARRATIVE
<br />The purpose of this survey is to monument a property line adjustment on two
<br />tracts of land described in Reel 83, Page 1015 and Reel 4376, Page 34 to meet
<br />current building setback requirements. This adjustment is approved in City of
<br />Silverton Notice of Decision LA -21-02. The approval left the method of
<br />accomplishing the adjustment to the discretion of the County Surveyor. Because
<br />the property was composed of subdivision lots, the County Surveyor required a
<br />Partition Plat. Previously, Shull has surveyed this block (30375, 28573, 25763). In
<br />Shull's survey (30375), he performs a more extensive survey of the area for Block
<br />18 and calls some of his previously set monuments off. I have held monuments
<br />that Shull held in his most recent survey (30375). 1 have used Shull's record
<br />distances to locate the north line along East Main Street as well as the line
<br />between the two existing lots.
<br />SURVEYOR'S CERTIFICATE
<br />I, James S. Hepler, certify that I have correctly surveyed and marked
<br />with proper monuments the land represented on the herewith partition
<br />map, which is described as follows:
<br />Beginning at the initial point of this partition, which is marked by a 5/8" by
<br />30 iron rod that is at the northeast corner of Lot 1, Block 18 Ames Addition
<br />and the northeast corner of the tract of land conveyed to Clifford and Shirley
<br />Harris described in Reel 83, Page 1015 of the deed records for Marion
<br />County, Oregon and running thence South 00°10'12" West along the east line
<br />of said Harris tract, a distance of 147.97 feet to the southeast corner of said
<br />Harris tract and the northeast corner of the tract of land conveyed to Mark
<br />Garland and Julie Garland described in Reel 4376, Page 34 of the deed
<br />records for Marion County, Oregon; thence South 00'10'12" West along the
<br />east line of said Garland tract, a distance of 70.04 feet to the southeast corner
<br />of said Garland tract; thence North 89'47'02" West along the south line of
<br />said Garland tract, a distance of 125.00 feet to the southwest corner of said
<br />Garland tract; thence North 00`10'12" East along the west line of said
<br />Garland tract, a distance of 70.00 feet to the northwest corner of said Garland
<br />tract and to a point on the south line of said Harris tract; thence North
<br />89`48'01" West along the south line of said Harris tract, a distance of 25.00
<br />feet to the southwest corner of said Harris tract; thence North 00`10'12" East
<br />along the west line of said Harris tract, a distance of 148.35 feet to the
<br />northwest corner of said Harris tract; thence South 89°39'14" East along the
<br />north line of said Harris tract, a distance of 150.00 feet to the initial point;
<br />and containing 30,976 Square Feet, more or less.
