NARRATIVE:
THE PURPOSE OF THIS SURVEY IS TO DIVIDE THE LAND DESCRIBED IN THE SURVEYORS CERTIFICATE INTO STREETS, LOTS AND THE 5TOKMWATEK MANAGEMENT FACILITY AS SHOWN HEREON PURSUANT TO CITY OF SALEM PLANNING CASES
SUB 1 9-02MOD I (SUBDIVISION/CLASS I ADJUSTMENT).
THE BOUNDARY WAS RESOLVED IN THE FOLLOWING MANNER:
THE WESTERLY PROPERTY LINES WAS RESOLVED BY HOLDING MONUMENTS 127, 177, 1 7G, 1 19, 129, AND 50. 1 EXTENDED THE LINE BETWEEN MONUMENTS 129 AND 50 TO THE CENTERLINE OF SALEM HEIGHTS AVENUE SOUTH AND A
MONUMENT WAS SET, SAID MONUMENT BEING A 5/8" X 30" DEFORMED REBAK WITH A 2" ALUMINUM CAP MARKED, "PROJECT DELIVERY GROUP". MONUMENT 127 WAS DISTURBED DURING CONSTRUCTION AND A 5/8" X 30" DEFORMED
REBAR WITH AN ORANGE PLASTIC CAP WAS PLACED AT THE NORTHWEST CORNER OF PARCEL I OF PARTITION PLAT 2020-02.
THE NORTH PROPERTY LINE WAS RESOLVED BY HOLDING MONUMENTS 152 AND 123.
THE EAST PROPERTY LINE WAS RESOLVED BY HOLDING MONUMENTS 152 AND 102. 1 EXTENDED THIS LINE TO THE CENTERLINE OF SALEM HEIGHTS AVENUE SOUTH AND A MONUMENT WAS SET, SAID MONUMENT BEING A 5/8" X 30"
DEFORMED KEBAK WITH A 2" ALUMINUM CAP MARKED, "PROJECT DELIVERY GROUP".
THE CENTERLINE OF SALEM HEIGHTS AVENUE SOUTH WAS RESOLVED AS EXPLAINED IN PARTITION PLAT 2020-02.
THE CENTERLINES OF FELTON STREET SOUTH, EARHART STREET SOUTH AND DOUGHTON STREET SOUTH, NORTH OF THE SUBDIVISION WERE RESOLVED IN THE FOLLOWING MANNER.
EXAMINING HANSEN , THE PLAT THAT CREATED THESE STREETS, IT APPEARS THAT IT WAS THE INTENT OF MR. CULVER TO KEEP THE STREETS PARALLEL. THE FIRST APPROACH TAKEN TO RESOLVE THE SAID RIGHTS-OF-WAY WAS TO USE THE
RECORD ANGLE BETWEEN SAID RIGHTS-OF-WAY AND THE NORTH LINE OF THIS PLAT OF 900. THIS APPROACH DID NOT FIT THE MONUMENTS FOUND. MY NEXT APPROACH WAS TO FIND A LINE THAT FIT THE MOST MONUMENTS ON THE
WESTERLY RIGHT -OF -WRY OF DOUGHTON STREET SOUTH. A LINE BETWEEN MONUMENTS 13 1, 135 AND 138 WAS DRAWN. I THEN OFFSET SAID LINE THE RECORD DISTANCE OF 50.00-1`EET TO THE EAST. THIS FIT MONUMENTS 130 AND
132 SO THIS LINE WAS HELD AS THE EASTERLY RIGHT-OF-WAY OF DOUGHTON STREET SOUTH. I THEN OFFSET SAID WESTERLY RIGHT-OF-WAY LINE OF DOUGHTON STREET SOUTH WESTERLY THE RECORD DISTANCE FOR THE BLOCK OF
200.00 -FEET TO THE WEST. THIS OFFSET LINE FIT MONUMENT 143 AND WAS HELD AS THE EASTERLY RIGHT-OF-WAY OF EARHART STREET SOUTH. I THEN OFFSET SAID EASTERLY RIGHT-OF-WAY THE RECORD DISTANCE OF 50.00 -FEET TO
THE WEST. THIS FIT MONUMENT NO. 142 AND WAS HELD AS THE WESTERLY RIGHT-OF-WAY OF EARHAKT STREET SOUTH. I THEN OFFSET SAID WESTERLY RIGHT-OF-WAY THE RECORD DISTANCE OF 200.30 -FEET. THIS FIT MONUMENT NO.
14G AND WAS HELD AS THE EASTERLY RIGHT-OF-WAY OF FELTON STREET SOUTH. I THEN OFFSET SAID EASTERLY RIGHT-OF-WAY THE RECORD DISTANCE OF 50.00 -FEET TO THE WEST. THIS FIT MONUMENT 145 AND WAS HELD AS THE
WESTERLY RIGHT-OF-WAY OF FELTON STREET SOUTH. THIS RESOLUTION RESULTS IN FELTON, EARHART, AND DOUGHTON STREETS SOUTH AND THE BLOCKS BETWEEN THEM HAVING THEIR RECORD DISTANCES IN THE EAST -WEST DIRECTION
AS SET FORTH IN THE HANSEN PLAT.
THE RIGHTS-OF-WAY OF WEST VISTA AVENUE SOUTH AND MISSOURI AVENUE SOUTH AND THE LOT LINES WITHIN THE BLOCKS OF "HANSEN" WERE NOT RESOLVED.
THE DA515 OF BEARINGS FOR THIS SURVEY IS THE OREGON STATE PLANE COORDINATE SYSTEM, NORTH ZONE (3001 ), NORTH AMERICAN DATUM 1 983(20 1 1) EPOCH 20 10. THE BASIS OF BEARINGS WAS HELD ALONG THE EAST LINE OF LOT 4
OF EWALD FRUIT FARMS, AS RECORDED IN VOLUME 3, PAGE 84, BOOK OF TOWN PLATS, MARION COUNTY, OREGON, COINCIDENT WITH THE WEST LINE OF LATHE ADDITION, A SUBDIVISION RECORDED IN VOLUME 43, PAGE 12, BOOK OF TOWN
PLATS, MARION COUNTY, OREGON. THE BEARING WAS DETERMINED BY GEODETIC QUALITY GLOBAL NAVIGATION SATELLITE SYSTEM (GLASS) OBSERVATIONS ON JUNE G, 201 G. THE DISTANCES SHOWN ARE GROUND DISTANCES.
