Petersen, being a Professional Land Surveyor in the State of Oregon, <br />do hereby certify that I have surveyed and marked with proper monuments the <br />land shown in the partition plat hereon, the exterior boundary thereof being <br />described as follows: <br />Beginning at the initial point of this partition plat, said point being a 1 3/16 <br />inch brass disc marked "LAND MARKERS" at the Northwest corner of Lot 5 of <br />"GREEN ESTATES" as recorded in Volume 45, Page 41, Book of Town Plats for <br />Marion County, Oregon; thence North 89'51'37" East along the South line of <br />said "GREEN ESTATES", 279.35 feet to the West right of way of Hollywood Drive <br />NE; thence North 00'32'06" East along said West right of way 78.95 feet; <br />thence North 16'17'54" East along said West right of way 20.75 feet; thence <br />North 01'07'27" West along said West right of way 1.23 to a point on the <br />South line of that tract of land described as "EXHIBIT B"in Reel 4141, Page 44, <br />Marion County Deed Records; thence North 89'52'00" West along the South line <br />of said tract, 285.75 feet to Southwest corner thereof; thence South 00'04'59" <br />West 101.45 feet to the point of beginning and containing 28,254 square feet <br />of land, more or less. <br />LAND MARKERS SURVEYING <br />l roy t,.0etersen <br />Oregon Registered Land Surveyor No. 61408 <br />EQUIPMENT AND PROCEDURE <br />A LEICA TS12 Electronic Total Station Survey System and a <br />Carlson Survey Data Collector with supplemental hand—written <br />field survey notes were used in this survey. <br />The purpose of this survey is to partition <br />that property <br />described as "EXHIBIT B" in Reel <br />4141, <br />Page 44, Marion County Deed Records as <br />approved by <br />Marion County Notice of Decision <br />for <br />Partition Case Number 18-009. The Basis <br />of Bearings is the North line of the subject property <br />as <br />established by found monuments "A" and <br />"B" as shown <br />on Marion County Survey 39029. <br />Found <br />monuments were held for the boundary as shown hereon. The parcel lines were then set <br />at my <br />client's design. <br />LOCATEDIN <br />NORTHEASTOF SECTIO <br />TOWNSHIP1 RANGE <br />MARION COUNTY, <br />DECLARATION <br />Know all men by these presents that Jose A. Franco Torres, being <br />the owner of the land described in the Surveyor's Certificate hereon, <br />and desiring to dispose of the same into parcels, have caused the <br />same to be partitioned and surveyed, as shown on the attached <br />map. I hereby grant the reciprocal access and utility easement as <br />shown hereon for the benefit of Parcels 1, 2 and 3 and the <br />property to the North. I hereby grant a reciprocal private stormwater <br />easement and utility easement as shown hereon for the benefit of <br />Parcels 1, 2, and 3 and the property to the North. I hereby grant <br />the 4' wide public utility easement as shown adjacent to Hollywood <br />Drive NE.
