<br />OThe purpose of this survey was to monument the corners of that property described in Reel
<br />F 2963, Page 380, Marion County Deed Records. The centerline o 55th Avenue was established by
<br />found monuments "A" and "J" as shown on MCSR 35881. The centerline of the existing ditch
<br />was held for the south line as described in said deed. Found monument "A" and a point 30'
<br />southerly of found monument "F" was held for the centerline of Lakeside Drive NE as shown on
<br />Partition Plat Number 2010-44. Found monuments "E" and "G" and the southerly extension were
<br />held for the east line. Found monument "C" and the record distance of 379.50' and parallel to
<br />the centerline of 55th Avenue NE were held for the southerly angle point on the north line as
<br />described in said deed. The deed distance of 300.00' from the centerline of Lakeside Dr. NE and
<br />parallel to the centerline of 55th Ave. NE was held for the northerly angle point on the north
<br />line. The northeast corner was then calculated on the centerline of 55th Ave. NE at the deed
<br />distance of 300.00' from the intersection of Lakeside Dr NE and 55th Ave. NE. Unwritten rights
<br />were discussed with my client about the existing fence, driveway and building over the deed line
<br />of the property but said rights were beyond the scope of this survey to resolve.
