PARTITION PLAT No. 2012 71�_ <br />SURVEYOR'S CERTIFICATE <br />I, Troy E. Petersen, being a Professional Land Surveyor in the State of Oregon, <br />do hereby certify that I have surveyed and marked with proper monuments the <br />land shown in the partition plat hereon, the exterior boundary thereof being <br />described as follows: <br />Parcel 1 of Partition Plat Number 2001-78 as recorded in Reel 1837, Page <br />365 Marion County Deed Records. The Initial Point being a 5/8 inch iron rod <br />with a yellow plastic cap marked "LAND MARKERS 2) at the Northwest corner of of <br />said Parcel 1 and containing 10,504 square feet of land, more or less. <br />LAND MARKERS SURVEYING <br />Troy E. Petersen <br />Oregon Registered Land Surveyor No. 61408 <br />h f_ D <br />The purpose of this survey is to partition Parcel 1 of Partition Plat Number 2001-78 as recorded <br />in Reel 1837, Page 365, Marion County Deed Records into 2 parcels as approved by City of <br />Keizer Notice of Decision for Partition Case Number 2022-08. The Basis of Bearings is the North <br />line of the subject property as established by found monuments "A" and "B" as shown on <br />Partition Plat Number 2001-78, said monuments were also held for the northwest and northeast <br />corners of the subject property. Found monument "D" and a point 4' southerly of found <br />monument "F" were held as a line 30' northerly of the centerline of Keizer Rd. NE. and was then <br />offset 30' southerlyl to establish the center of said Keizer Rd. NE. The southwest corner was <br />established at the record distance of 53.50' easterly of found monuments "E" as shown on said <br />Parition Plat. The east line was then established at the record distance of 97.47' westerly of <br />found monument "D" and holding found monument "B" as shown on said Partition Plat. The south <br />line was then established 24' north of the center of said Keizer Rd. NE. The southeast corner <br />was then set at the intersection of the south and east lines. The new parcel lines were then <br />monumented per my client's design. <br />EQUIPMENT AND PROCEDURE <br />A LEICA TS12 Electronic Total Station Survey System and a <br />Carlson Survey Data Collector with supplemental hand—written <br />field survey notes were used in this survey. <br />A REPLAT OF PARCEL 1, PARTITION PLAT NO. 2001-78 <br />LOCATED IN THE <br />NORTHWEST QUARTER OF SECTION 1, <br />TOWNSHIP 7 SOUTH, RANGE 3 WEST OF THE WILLAMETTE MERIDIAN, <br />CITY OF KEIZER, MARION COUNTY, OREGON <br />DECLARATION <br />Know all men by these presents that Robin G. Guzman and Angela <br />M. Guzman, Trustees of the Robin and Angela Guzman Revocable <br />Living Trust dated Februrary 13, 2019, being the owners of the land <br />described in the Surveyor's Certificate hereon, and desiring to <br />dispose of the same into parcels, have caused the same to be <br />partitioned and surveyed, as shown on the attached map.
