THE PURPOSE OF THIS SURVEY IS TO MONUMENT THE CORNERS OF LOT 6 OF ALLENS SUBDIVISION, MARION COUNTY
BOOK OF TOWN PLATS, VOLUME 10, PAGE 188 FOR RILEY AND SABRINA CASTER- WIN EGEART.
ALLENS SUBDIVISION WAS ORIGINALLY SURVEYED BY THE ACTING CITY ENGINEER OF THE CITY OF SILVERTON, OREGON.
THE SURVEY WAS RECORDED MAY 04, 1920. THE INITIAL POINT WAS LOCATED 20 FEET EASTERLY OF THE NORTHEAST
CORNER OF THE SUBDIVISION. THE SURVEYOR'S CERTIFICATE INDICATES THAT THE EXTERIOR AND INTERIOR OF THE
SUBDIVISION WAS SURVEYED.
MARION COUNTY RECORD OF SURVEY 18202, A SURVEY DIVIDING LOT 1 OF ALLENS SUBDIVISION AND ALSO SURVEYING
CONSIDERABLE ACREAGE TO THE NORTH, INCLUDING THE CENTERLINE OF JAMES STREET, DISCOVERS THAT THE INITIAL
CORNER OF ALLENS SUBDIVISION IS NOT ON THE CENTERLINE OF JAMES STREET. THIS SURVEY INDICATES THAT THE
INITIAL POINT IS 1.30 FEET EAST OF THE CENTERLINE. MARION COUNTY RECORD OF SURVEY 18202 ALSO RECOVERS
THE MONUMENT 20 FEET WEST OF THE INITIAL POINT AND SETS A MONUMENT ON JAMES STREET BETWEEN LOTS 1
AND 2 ON THE RIGHT OF WAY OF JAMES STREET. MARION COUNTY RECORD OF SURVEY 26337 RECOVERS
PREVIOUSLY SET MONUMENTS ON THE EAST SIDE OF JAMES STREET. MARION COUNTY PARTITION PLAT 93-28
INDICATES THAT THE 1 /2" IRON PIPE ON THE EAST SIDE OF JAMES STREET IS 1.00' EAST OF CENTERLINE. I
ESTABLISHED THE WEST OF LINE OF ALLENS SUBDIVISION, NOT THE WEST RIGHT OF WAY OF JAMES STREET, BY
HOLDING A 20 FOOT OFFSET FROM SAID SURVEYED MONUMENTS. THIS LINE WAS THEN OFFSET 20 FEET TO THE
WEST. THIS CALCULATED LINE FINDS THE 3/4" IRON PIPE SET DURING MARION COUNTY RECORD OF SURVEY 18202,
1.16 FEET WEST OF THE SUBDIVISION LINE.
MARION COUNTY RECORD OF SURVEY 23252, SURVEYING SOUTH OF WELL STREET, ESTABLISHES THE SOUTH RIGHT OF
WAY OF WELL STREET, NOTING THAT THE MONUMENT ON WELL STREET BETWEEN LOTS 18 AND 20 IS 0.30 FEET
NORTH OF THE RIGHT OF WAY. I ESTABLISHED THE SOUTH RIGHT OF WAY OF WELL STREET FROM THE SAME
MONUMENTS, FINDING THE MONUMENT ON WELL STREET BETWEEN LOTS 18 AND 20 0.20 FEET NORTH OF THE RIGHT
OF WAY.
THE NORTH LINE OF ALLENS SUBDIVISION AND THE BASIS OF BEARINGS FOR THIS SURVEY WAS ESTABLISHED BY
HOLDING THE NORTHEAST CORNER OF LOT 1, THE IRON PIPE SET DURING ALLENS SUBDIVISION AND THE NORTHWEST
CORNER OF LOT 1, REMONUMENTED BY MARION COUNTY RECORD OF SURVEY 26892. MARION COUNTY RECORD OF
SURVEY 26892 WAS PERFORMED BY THE SAME SURVEY FIRM THAT SURVEYED MARION COUNTY RECORD OF SURVEY
18202, THE SUBDIVISION OF LOT 1 AND THE ACREAGE NORTH OF ALLENS SUBDIVISION.
THE EAST RIGHT OF WAY OF ORCHARD STREET WAS ESTABLISHED BY CREATING A LINE BETWEEN THE IRON PIPE
SET DURING MARION COUNTY RECORD OF SURVEY 26892, THE NORTHWEST CORNER OF LOT 1, AND THE IRON PIPE
AT THE SOUTHEAST INTERSECTION OF THE RIGHT OF WAY OF ORCHARD AND WELL STREET. THE MONUMENTS ALONG
THE WEST RIGHT OF WAY OF ORCHARD STREET ARE CONFIRMATION OF THE CALCULATED EAST RIGHT OF WAY LINE.
DISTANCES OF ALLENS SUBDIVISION ARE PRORATED FOR THE INDIVIDUAL LOTS, HOLDING THE POSITIONS OF 1, 3, 4,
& 6. MONUMENTS 2 AND 5 WERE NOT HELD, SINCE THEY WERE SET USING RECORD DISTANCES, NOT PRORATED
MEASURED DISTANCES BETWEEN SUBDIVISION MONUMENTS. THE CORRECT RIGHT OF WAY OF JAMES STREET EFFECTS
LOTS 1, 2, & 4, NOT THE OTHER LOTS OF ALLENS SUBDIVISION.
LOT CORNERS 4, 5, 6, 7, & 8 WERE SEARCHED AGAIN AFTER CORNER CALCULATIONS FOR ANY MONUMENTATION.
NO OTHER EVIDENCE WAS FOUND, NOR ANY OF THE MONUMENTS OF MARION COUNTY RECORD OF SURVEY 25132.
THE NORTHWEST CORNER OF LOT 6 WAS NOT MONUMENTED, A FENCE POST SET IN CONCRETE PREVENTS THE
MONUMENT FROM BEING SET. A POINT ON LINE MONUMENT WAS SET ON THE WEST LINE OF LOT 6, 1.00 FEET
SOUTHERLY OF THE NORTHWEST CORNER OF LOT 6.
