NOTICE OF DRCISION <br />CONDITIONAL USE CASE NO. 8?-?4 <br /> <br />APPLICATION: Application of Rodney and Maria Coakle¥ to locate a <br />mobile home for hardship purposes on a 4.9 acre parcel in an AR <br />(ACREAGE RESIDENTIAL) zone on property located at 5785 Shaw <br />Highway, Aumsville. (Section 18; TBS; RIW). Tax lot <br /> <br />DEOISION: Notice is hereby given that the Planning Director for <br />Marion County has APPROVED the above described Conditional Use <br />application sub3ect to certain conditions. <br /> <br />CONDITIONS: Conditions of approval. <br /> <br />This co~djLtlona~ ~e_pe~mit is valid only when exercised by <br />O-.t~O~i~ ~J,l~" · It is valid for a period of one <br />Yea~ ~Fom ~he ~a~ th~ p~rmtt is exercised. <br /> <br />This permit may be renewed for successive one year periods <br />if the applicant submits to the Planning Division, on an <br />annual basis, a new Physician's Certificate which indicates <br />that the hardship continues to exist. <br /> <br />3. The proposed mobile home shall use the existing septic <br /> system if it is feasible. <br /> <br />The applicant shall obtain approval for subsurface sewage <br />disposal and all other required permits ~rom the Marion <br />County Building Inspection Division. <br /> <br />The applicant shall submit a Mobile Home Removal Agreement <br />to the Planning D/vis/on. This agreement specifies that <br />placement of the mobile home is temporary and that it will <br />be removed after the hardship ceases to exist (agreement <br />enclosed). <br /> <br />No new driveway access points onto public or private roads <br />shall be created to serve the mobile home. <br /> <br />The applicant should contact the Aumsville Fire District and <br />obtain a copy of the District's Recommended Building Access <br />and Identification Gnidelines. For personal and property <br />safety it is recommended that the applicant follow these <br />guidelines. <br /> <br />~OCE~URE: The Marion Csunty Zoning Ordinance provides that <br />certain C~nditlonal U~e applications be considered first by the <br />County ~lannlng Director. If there is any doubt that the <br />application conforms with adopted land use ~olictes and regula- <br />tions the Director must condition or deny the application. Any <br />interested person who disagrees with the Director's decision may <br />request that the application be considered by the Marion County <br />Hearings Officer after a public hearing.
