307 Church, Aumsville <br />November 4, 1991 <br />Page 1 <br /> <br />,Marion County <br /> O£EGON <br />COMMUNITY DEVELOPMENT <br />OI~PARTMENT <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the state of Oregon <br />1990 Edition One and TWO Family Dwelling Specialty code. <br /> <br />This plan review covers the addition to and/or alteration of an existing <br />structure. This review is not intended to prohibit the building inspector <br />from requesting an evaluation of the acceptability of existing structural <br />members that may appear to be unsafe. Existing construction not specifically <br />detailed in the submitted plans and structural calculations is beyond the <br />scope of this review. <br /> <br />The plans submitted do not clearly show all the required framing details. It <br />is the designer's responsibility to size all structural members and fasteners <br />for the appropriate loads and then show them on the plans. (R-il0) <br /> <br />Footings shall extend not less than 12 in. below the finish natural <br />grade. (R-303) <br /> <br />Foundation walls shall extend at least $ in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by 10 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />The garage shall be completely separated from the residence and its <br />attic area by means of 1/2-inch gypsum board or equivalent applied to <br />the garage side. The door between the garage and residence shall be <br />equipped with solid wood doors not less than 1 3/8 inches in thickness <br />or equivalent. (R-209.2) <br /> <br />When alterations repairs or additions are made to an existing dwelling, <br />the entire building shall be provided with smoke detectors located as <br />required for new dwellings. (R-215.1) <br /> <br />4x6 roof beams are noted on the plans, no spacing or support at the wall <br />attached to the house are showa. The 4x6 beams are overspanned and need <br />to be increased to 4xl0's at 4'-0" cc minimum and support provided. <br /> <br />INSULATION REQUIREMENTS: Provide insulation as follows: ceiling R-38 <br />(vaulted ceiling R-19) walls R-19 and under floor R-19. <br /> <br />Buildings with high-efficiency heating equipment (Heat Pumps w/ COP of <br />2.7 or Gas or Oil w/ 80% AFUE rating) may be insulated as follows= <br />ceiling R-30 (roof/ceiling assemblies in which has a slope of 3 in 12 or <br />greater, may be R-19), walls R-11, underfleors R-19. <br /> <br />"APPROVED" only when this shm~t is attached to plans <br /> <br /> <br />
