The <br />property is currently being utilized as a golf course, with a clubhouse <br />and a restaurant. A golf course and related facilities are a Conditional <br />Use within the EFU zone. However, the golf course and related facilities <br />were established prior to the EFU zoning, there£ore~ the golf course, <br />clubhouse, restaurant, etc.~ are considered a pre-existing Conditional <br />Use. As such, the structures contained on the property at the time it was <br />zoned EFU can be replaced provided they don't constitute an enlargement or <br />expansion of the original structures. In fact~ the clubhouse and restaurant <br />have been recently rebuilt. <br /> <br />The proposed sign area is approximately 180 square feet and contains the <br />name of the restaurant. From the information provided by Mr. McBride, of <br />the Sign Company, the proposed sign will be replacing four smaller s~gns <br />which total 168 square feet. Since the size of the new sign approximate~, <br />the sqnsre footage of the s~gns to be removed, it would be considered a <br />comparable replacement and therefore would be in conformance with the <br />intent of the Marion County Zoning Ordinance. <br /> <br /> <br />
