DEFINITIONS <br /> <br />1.52 PUBLIC NEED: A conclusion based on the presentation <br /> of factual evidence which demonstrates that a particular <br /> request for a change is in the best interest of the <br /> public, for social, economic and environmental reasons. <br /> <br />1.53 REGIONAL FLOOD: Inundation during periods of higher <br />than normal stream flows, high tides, or combination <br /> thereof, that has a one percent chance of occurance <br /> in any single year (100 Year Flood). <br /> <br />1.54 <br /> <br />RESERVE STRIP: A strip of land, usually one foot in <br />width, reserved across the end of a street and terminating <br />at the boundary of a subdivision or a strip of land <br />between a dedicated street of less than full width and <br />adjacent acreage, in either case reserved or held for <br />future street extension and widening. <br /> <br />1.55 RIGHT-OF-WAY: The area between boundary lines of a <br /> street or other easement. <br /> <br />1.56 <br /> <br />STORY: That portion of a building included between <br />the upper surface of any floor and the upper surface <br />of the floor next above, except that the topmost story <br />shall be that portion of a building included between <br />the upper surface of the topmost floor and ceiling or <br />roof above. If the finished floor level directly above <br />a basement, cellar or unused under-floor space is more <br />than six (6) feet above grade as defined herein for <br />more than fifty (50) percent of the total perimeter <br />or ~s more than twelve (12) feet above grade as defined <br />herein at any point, such basement, cellar or unused <br />under-floor space shall be considered a story. (See <br />DEFINITIONS, Section 1.05, BASEMENT/CELLAR. See also <br />illustrations). <br /> <br />1.57 STREET: A public thoroughfare or right-of-way dedicated, <br /> deeded or condemned, other than an alley, which affords <br /> the principal means of access to abutting property, <br /> including avenue, place, way, drive, land, boulevard, <br /> highway, road and other thoroughfare. - The word "street" <br /> shall include all arterial highways, freeways, traffic <br /> collector streets, and local streets. <br /> <br />1.58 STRUCTURE: Anything constructed or built, an edifice <br /> or building of any kind, or any piece of work artifically <br /> built up or composed of parts joine~ together in some <br /> definite manner. ~ <br /> <br />].59 SUBDIVISION OF LAND: The division of a parcel of land <br /> into four or more lots or parcels of less than five <br /> (5) acresf each for the purpose of transfer of interest <br /> or ownership, whether immediate or future, when such <br /> parcel exists as a' unit of contiguous units under a <br /> single ownership as shown on the tax roll for the year <br /> preceeding the division. <br /> <br /> <br />
