N~, Aurora <br />NOvember 19, 1992 <br />Page 1 <br /> <br />Marion County <br /> <br /> OREGON <br />COMMUNITY DEVELOPMENT <br />DEPARTMENT <br /> <br />The attached plans for converting an existing garage to living space and <br />remodeling the existing bath has been reviewed for compliance with the State <br />of Oregon 1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />This plan review covers the addition to and/or alteration of an existing <br />structure. This review is net intended to prohibit the building <br />inspector from requesting an evaluation of the acceptability of existing <br />structural members that may appear to be unsafe. Existing construction <br />not specifically detailed in the submitted plans and structural <br />calculations is beyond the scope of this review. <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at least 5.7 <br />square feet. (R-210.2) <br /> <br />When alterations repairs or additions are made to an existing dwelling, <br />the entire building shall be provided with smoke detectors located as <br />required for new dwellings. (R-215.1) <br /> <br />The wail areas which are framed in where there were formerly garage <br />doors shall be insulated with a minimum R value of R-15. Any exterior <br />walls and walls between heated and unheated spaces which are new or were <br />not finished in the existing garage shall also comply with R-15 <br />insulation in the walls. <br /> <br />The new 4'x5' window installed where the garage door formerly was shall <br />have a U class of 0.65. <br /> <br /> Firestopping shall be provided in the following locations: <br />A) In concealed spaces of stud wall. z, including furred spaces, at the <br /> ceiling and floor level; <br />B) At all interconnections between concealed vertical and horisontal <br /> spaces such as occur at soffits, drop ceilings etc.; <br />C) In concealed spaces between stair stringers at the top and bottom <br /> of the run; <br />D) At openings around vents, pipes ducts, chimneys and fireplaces at <br /> ceiling and floor level, with noncombustible materials. (R-402.7) <br /> <br />Approval as a result of this plan review or an inspection shall not be <br />construed to be an approval of a violation of the provisions of the dwelling <br />code or of other ordinances of the jurisdiction. Reviews or inspections <br />presuming to give authority to violate or cancel the provisions of the <br />dwelling code or of other ordinances of the jurisdiction shall not be valid. <br /> <br />SF <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
