575 Olney St. <br />March 29, 1993 <br />Page 1 <br /> <br />Aumsville <br /> <br />OREOON <br /> <br />Building Inspection - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1990 ~dition One and Two Family Dwelling Specialty code. <br /> <br />Foundation walls shall extend at least 8 in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by 10 inch anchor bolts embedded at least 7 inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303} <br /> <br />A minimum 3-foot by 3-foot landing shall be required on each side of an <br />egress door. The floor or landing shall not be more than 1 1/2 inches <br />lower than the top of the threshold. The landing at the exterior of an <br />exterior doorway shall not be more than 8 1/2 inches below the top of <br />the threshold. (R-212) <br /> <br />Accessory structures more than 1,000 square feet in floor area are <br />required to meet the conditions of the Oregon Structural Specialty <br />Code. (Sec. R-103 and Sec. 1102) The exterior wall of an <br />accessory building located less than 20 feet from a paralleling <br />property line is required to be one hour fire resistive <br />construction. (Table No. 5-A) This requirement may be waived if <br />the building is used only as a parking garage for motor vehicles <br />and no repair work is done. <br /> <br />Provide a minimum 4x12 no. 2 DF header, or equivalent, Over garage <br />door opening. <br /> <br />Approval as a result of this plan review or an inspection shall not be <br />construed to be an approval of a violation o£ the provisions of the dwelling <br />code or of other ordinances of the jurisdiction. Reviews or inspections <br />presuming to give authority to violate or cancel the provisions of the <br />dwelling code or of other ordinances of the jurisdiction shall not be valid. <br /> <br />tg <br /> <br />"APPROVED" only when this sheet is attached to plans <br /> <br /> <br />
