6S50lney st., Aumsville <br />93-02202 / 9048008 <br />July 14, 1993 <br />Page i <br /> <br /> 0 REC;OIN <br />COMMUNITY O£VI:LOPMFNT <br />OE~ARTM~NT <br /> <br />Building Inspectiom - Dwelling Plan Review <br /> <br />The attached plans have been reviewed for compliance with the State of Oregon <br />1993 ~dition One and Two Family Dwelling specialty Code. <br /> <br />Approved numbers or addresses shall be placed on all buildings in such a <br />position as to be plainly visible and legible from the street or road <br />fronting the property. (UFC 10.208) <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />Foundation plates shall be bolted to the foundation with minimum <br />1/2 inch diameter by lO inch anchor bolts embedded at least ? inches <br />into concrete or reinforced masonry and spaced not more than 6 feet <br />apart with a minimum of 2 bolts per piece with one bolt within 12 inches <br />of the end of each piece. Figure (R-303) <br /> <br />Firestopping shall be provided in the following locations: <br /> A) In concealed spaces of stud walls, including furred spaces, <br /> at the ceiling and floor level; <br /> S} At all interconnections between concealed vertical and <br /> horizontal spaces such as occur at soffits, drop ceilings <br /> etc.; <br /> c) At openings around vents, pipes ducts, chimneys and <br /> fireplaces at ceiling and floor level, with noncombustible <br /> materials. (R-402.7) <br /> <br />Every sleeping room shall have at least one operable window approved for <br />emergency egress or rescue. The window sill height shall not be more <br />than 44 inches above the floor. The minimum net clear opening width <br />dimension shall be 20 inches. The minimum net opening height shall be <br />24 inches. The minimum net clear opening area shall be at l~ast S.7 <br />square feet. (R-210.2) <br /> <br />Appliances that generate a glow, spark or flame capable of igniting <br />gasoline vapors and located in a garage shall be installed with burners, <br />burner ignition devices or heating elements and switches at least 15 <br />inches above the floor level (M-1006.3) <br /> <br />Smoke detectors shall b~ installed outside of each separate BleeDing <br />area in the immediate vicinity o£ the bedrooms. (R-215.1) <br /> <br />Bathrooms shall be provided with artificial light and an approved <br />mechanical ventilation system capable of producing a change of air every <br />12 minutes or a window of not less than 3 sq. ft., one-half Of which <br />must be openable.
