150 4th St., Detroit <br />93-1578 (46911) <br />May 27, 1993 <br />Page 1 <br /> <br />Marion County <br /> OR£GON <br />COMMUNITY DEVELOPMENT <br />DEPARTMENT <br /> <br />Building Inspection - Dwelling Plan Keview <br /> <br />The attached plans have been reviewed for compliance with the state of Oregon <br />1990 Edition One and Two Family Dwelling Specialty Code. <br /> <br />Approved numbers or addresses shall be placed on all buildings in such a <br />position as to be plainly visible and legible from the street or road <br />fronting the property. (UFC 10.208) <br /> <br />The grade away from foundation walls shall fall a minimum of 6 in. <br />within the first 10 ft., except as restricted by lot lines where the <br />fall will be a minimum of 6 in. regardless of the horizontal distance <br />available. (R-301.3) <br /> <br />11. <br /> <br />18. <br /> <br />19. <br /> <br />22. <br /> <br />Foundation walls shall extend at least 8 in. above the finished grade to <br />the foundation at all points. (R-304.2) (6 in. where pressure treated <br />sill plates are used.) <br /> <br />Provide at least 1 square foot of underfloor ventilation for each 150 <br />square feet of crawl space area. The openings shall be covered with a <br />corrosion resistant wire mesh. At least one such opening shall be <br />provided within 3 feet of each corner of the building. (R-309.1) <br /> <br />Provide an access crawl hole to the underfloor space. The minimum size <br />opening required is 18 inches by 24 inches. (R-309.2) <br /> <br />Stairways shall not be less than 3 feet in clear width and the headroom <br />shall not be less than 6 feet 8 inches. The minimum required stair <br />tread width is 9 inches. The maximum stair rise is 8 1/4 inches. All <br />treads shall have a nosing or effective projection of approximately 1 <br />inch when risers are closed. The greatest riser height shall not exceed <br />the smallest by more than 3/8 inch. (R-213.1) <br /> <br />Handrails meeting the following requirements shall be provided on at <br />least one side of stairways. The handgrip portion of handrails shall be <br />not more than 2 5/8 inches in cross-sectional dimension, or the shape <br />shall provide an equivalent gripping surface. Handrails shall be <br />mounted between a minimum of 30 inches and a maximum of 38 inches. They <br />shall be continuous the full length of the stairs. Ends shall be <br />returned or shall terminate in newel posts or safety terminals. <br />(R-214.1) <br /> <br />23. <br /> <br />Open sides of stairs with a total rise of more than 30 inches above the <br />floor or grade below shall have guardrail. (R-214.1) Guardrail shall <br />be not less than 34 inches in height. Guardrail shall have intermediate <br />rails or ornamental closures which will not allow passage of an object 6 <br />in. or more ia diameter.
