access road are going forward, and that the control <br />tower will be relocated because the state leased the <br />control tower area to the Federal Aviation Administra- <br />tion and Weather Bureau for an automatic weather record- <br />ing system. The Columbia Aeronautics Association will <br />provide access to the state's public parking area shown <br />in the airport master plan. The proposal is consistent <br />with the airport mabter plan. <br /> <br />The Oregon Aeronautics Division has no objection to the <br />proposal provided it meets height and other zoning <br />requirements. Any approval of the application will be <br />conditioned on meeti!ng the height, setback, landscaping <br />and other development standards of the P zone. <br /> <br />As conditioned, the proposed use is consistent with the <br />purpose and intent Of the P zone and compatible with <br />surrounding uses. <br /> <br />10. <br /> <br />Applicant's site plan calls for a 6,000 square foot <br />structure. The building may need to be somewhat larger <br />due to engineering! or construction considerations. <br />Since the proposed ~uilding is well within the maximum <br />building limitations:, a 10% variation in floor area is <br />appropriate if apprcved by the Principal Planner and <br />provided the structure complies with the development <br />standards of the zone. <br /> <br />AIRPORT OVERLAY <br /> <br />11. <br /> <br />The property is within the Airport Overlay Zone for the <br />Aurora Airport. This overlay zone is intended to <br />protect the safety land viability o~ the airport by <br />limiting certain lan~ uses and limiting the height of <br />structures. The transitional surface limits the maximum <br />height of buildings Qn the property to 195 feet above <br />mean sea level (MSL) along the west side to 295 feet MSL <br />along the east side2i The elevation of the land is 190 <br />feet MSL. This results in allowable building heights of <br />five feet on the west side and 105 feet on the east <br />side. It appears that the building site will accommo- <br />date a 90 foot buildihg height. The 90 foot limitation <br />exceeds the maximum iP zone height restriction of 70 <br />feet. The proposed: structure will be a one story <br />building with an estimated height of 30 feet.
