Applicant shall file a statement of water rights, <br />and shall be shown on the final plat. <br /> <br />After the ~ina~ partitioning plat has been record- <br />ed no alteration of property lines shall be per- <br />mitred without first obtaining approval from the <br />Planning Director, <br /> <br />b. Conditional Use Conditions: <br /> <br />Prior to obtaining a building permit the applicant <br />shall submit fQr review and approval by the Marion <br />County Department oX Public Works an access and <br />site drainage plan. <br />Applicant shali comply with Aurora Fire District <br />access and building identification requirements. <br /> <br />Applicant shall comply with all applicable MCZO <br />development standards, including building parking~ <br />buildin9 setback, height and other limitations. <br /> <br />The size of the:proposed structure shall be limit- <br />ed to 6,000 square feet, except that a 10% in- <br />crease in the Size, as approved by the Principal <br />Planner; shall~be allowed provided the addition <br />complies with applicable development standards. <br /> <br />Applicant shall obtain all necessary building <br />permits from the Marion County Building Inspection <br />Division. <br /> <br />Failure to meet.the above conditions may result in <br />the conditional!use approval being voided. <br /> VII. O~her Permits <br /> <br /> The applicant herein is advised that the use of the property <br />proposed in this application may require additional permits from <br />other local, state or federal agencies. The Marion County hand <br />use review and approval process does not take the place of, or <br />relieve the applicant of responBibility for, acquiring such other <br />permits, or satisfy any restrictions or conditions thereon.
