Applicant shall file a statement of water rights, and shall be shown on the final plat. After the ~ina~ partitioning plat has been record- ed no alteration of property lines shall be per- mitred without first obtaining approval from the Planning Director, b. Conditional Use Conditions: Prior to obtaining a building permit the applicant shall submit fQr review and approval by the Marion County Department oX Public Works an access and site drainage plan. Applicant shali comply with Aurora Fire District access and building identification requirements. Applicant shall comply with all applicable MCZO development standards, including building parking~ buildin9 setback, height and other limitations. The size of the:proposed structure shall be limit- ed to 6,000 square feet, except that a 10% in- crease in the Size, as approved by the Principal Planner; shall~be allowed provided the addition complies with applicable development standards. Applicant shall obtain all necessary building permits from the Marion County Building Inspection Division. Failure to meet.the above conditions may result in the conditional!use approval being voided. VII. O~her Permits The applicant herein is advised that the use of the property proposed in this application may require additional permits from other local, state or federal agencies. The Marion County hand use review and approval process does not take the place of, or relieve the applicant of responBibility for, acquiring such other permits, or satisfy any restrictions or conditions thereon.
