•
` Aron Faegre,AIA,PE 520 SW Yanhill Street Portland Oregon 97204 (503)222-2546 FAX/222-6529 faegre@eathlinknet
Alternative Methods Appeal for Yellow Gate Corporate Hangar Hotel, Aurora Airport
January 8,2016 Revised March 9, 2016
Arne 11
V
A. Code Section for which alternative method being proposed:
Table 602: 2 hr walls when separation is less than 5 ft.,
412.4.6 Exception 2 for 60 foot yards, and 705.5 fire rating of exterior walls.
Proposed Design:
• New Hangar Hotel: This is a Type Il-B construction Group II hangar per Table 412.4.6.
Table 602 requires a 2 hour wall on the north side of Hangar Hotel and a 2 hour wall on
the adjacent existing south wall of Hangar India, because the separation to an assumed
property line between them is less than 5 feet. Proposed design is to provide a 2 hour fire
wall along the north wall of Hangar Hotel where it is within 10 feet of Hangar India.
• Existing Hangar India:The existing building is Type II-B overall building primary
structure and roof construction however it contains a small wood addition on the far
northeast corner(not near Hotel) thus formally making it an existing Type V-B building.
The existing Hangar India is fire sprinklered already. The proposed alternative is: add
NFPA 13 Section 11.3.3 Water Curtain on the exterior of the south wall of Hangar India
where it is adjacent to Hangar Hotel.
• Summary proposal: 2 hour fire wall on the north wall of Hangar Hotel and an NFPA
defined water curtain on the exterior of the south wall of Hangar India, to resolve the
Table 602 separation and the 60 foot yard requirement of 412.4.6 Exception 2. Attached
is a site plan showing these locations and a copy of the fire wall for the constructed 2
hour fire wall.
Describe Reason for Alternative:
• Existing large yards on east and west sides of both hangars and large yard on the south of
Hotel, combined with sprinklers provide equivalent alternative.
• The new hangar is to be constructed to Type II-B fire safety with fire water sprinklering
to the higher standard of OSSC 412.4.6 Exception 2 and will meet the Exception 2
standards except for the 60 foot yard on the north side. In a meeting with State Building
Code staff on 1-4-2016 they expressed support for the concept that by having the
equivalent of two hour walls at both north wall of Hangar Hotel and south wall of India,
under OSSC 706.2 and NFPA 221 this would be equivalent to a 3 hour separation and
should reasonably be considered in this case an alternate to the 60 foot yard on the north
side of Hotel.
