Main St. D1/D2, Mt.Angel, Or. 97362 <br /> 2/6/2020 <br /> Reason for Proposed Alternative <br /> An occupancy change for an existing building imposed by the setback requirements of Table <br /> 602. Conditions exist that allow for intent of the code to be met. <br /> Narrative for Alternative Methods Application <br /> The purpose of this Alternate Application is to comply with OSSC code requiring a fire <br /> _ separation distance specific to occupancy and building type in Table 602 . The proposed project <br /> consists of an existing building of approximately 2,600 sf,Type VB construction. The proposed <br /> occupancy is Group Fl Moderate-hazard Factory Industrial. The structure is approximately <br /> 2,660 sq.ft. and has had several occupancy changes. <br /> For the existing structure the code requires a minimum of a 10' setback from the property line. <br /> There is a 1'-6" setback from the existing property line that is parallel to the face of the <br /> building. There is also a 10' PGE easement angled across the property line creating a partial no- <br /> build area. This alignment also creates a triangular area within the contiguous property that <br /> would not be conducive to building a structure or developing in any way. <br /> The intent of the prescribed setback is to establish a safe distance from adjacent properties or <br /> development. The utility easement and the small adjacent parcel that is too small and irregular <br /> to support development provides the same or greater level of safety than was intended by the <br /> requirements in Table 602. It is proposed that the unbuildable area and the PGE easement <br /> satisfies the intent of the Code and provides the level of safety for the occupancy and structure <br /> necessary for compliance. <br /> 111.9 End of Supplement <br />
