There is a single 16' overhead door on the south end and a
3' exit door on the north end. The roof is a gable design with composition three
tab shingles, a 4/12 pitch and factory built trusses at 24" oc. The siding is 4' x 8'
Duratemp Plywood sheets with an 8" spaced groove pattern installed directly over
2" x 4" studs at 16" oc. No vapor barrier, insulation or interior wall covering is
installed. There is no interior covering on the ceiling. Eave vents are present in
the blocking between the trusses over the exterior side walls, however they are
completely blocked by a siding trim board. There are two veins in the gable end
over the overhead door and two additional in the roof.

The garage is provided with a concrete slab floor throughout, extending only
approximately 6" outside the overhead door. The approach and driveway area are
graveled. The exterior of the structure including siding, fascia and trim has not
been painted.

On Wednesday the 29th of January, I reviewed the completed structure at your
request and in your presence. The following issues were noted during that visit.
Starting at the roof of the structure, we noticed several areas where shingles were
not laying flat, but were being held up by something. There also appeared to be
areas where elongated bumps are present. These could be caused by the plywood
sheathing raising. Both conditions need to be investigated and resolved. On the
interior underside of the roof sheathing I observed dark discoloration appearing to
be mold. There were two small areas where the plywood appeared to have
delaminated.

The concrete slab appears to be relatively flat from the rear to the front of the
structure. The only exception is in the center area extending approximately 16' in

Community Development Center · 285 Church Street N.E., Room 132 · Salem, Oregon 97301-3670
