THIS PLAN REVIEW was completed by Mike Mendenhall on 5-8-98. This plan was reviewed under the 1996 Edition of the State of Oregon One and Two Family Dwelling Specialty Code. 2. Approval of submitted plans is not an approval of omissions 'or oversights by this office or of noncompliance with any applicable regulations of local government. 2. The floor joist, 2"x 6" 8 24"0.C, need to be one of the following minimum grades or better: DFL # 2, HF # 1. WW not permitted ~ 24" but 2"x 6"~ 16"O.C, # 2 will work, 4. GROUNDING ELECTRODES. When concrete reinforcing bars are installed in concrete footings, the following requirements shall be met to provide for a grounding electrode system: 1. Uncoated No. 4 reinforcing bar installed not less 20 feet in length encased with a minimum of 2 inches of concrete. 2. An uncoated No. 4 reinforcing bar stubbed up at least 12 inches above the floor plate line and tightly attached to the reinforcing bar located in the footing. The spliced lap of the staubbed up bar to the footing shall be a minimum of 12 inches. (See Section 4108.1.2) [Sec. 403.4] 5, LOT DPJ~INAGE. lots shall be provided with adequate drainage and shall be graded so as to drain surface water away from foundation walls. The grade away from foundation walls shall fall a minimum of 6 inches within the first 10 feet. Where lot lines, walls or other physical barriers prohibit 6 inches of fall within 10 feet, drains or other approved means shall be provided to ensure positive drainage. [Sec, 401.3] 6. BP,ABP & PF. This structure uses a combination of Brace Wall Panels (BP) and Alternate Braced Wall Panels (ABP) to meet the code requirements for lateral wall bracing, Insure that all BP's are located as indicated on the plans, The plans show that a foundation vent is located adjacent to an ABP location. The ABP requires that tie-down devices rated at 1.800 pounds and rebar be installed in each braced panel. The foundation vent needs to be located outside of the shear cone area of the ABP panel holdown device. This structure also uses a Portal Frame for bracing at the garage door opening, 7, STANDARD TRUSSESS, The truss engineering has been submitted with these plans. The truss engineering requied that block- ing be provided in designated location as shown on the engineered design, All job site cutting or modification of the roof trusses shall be clearly shown in the engneered design calculations and drawings 8. A~IC VENTS. Provide screened attic vents with a net free area of 1/150 of the attic area (or 1/300 if between 50 of 80 percent of required area is ventilators in the upper portion of the attic and located at least 3 feet above eave or cornice vents). As an alternative, install a I mil vapor barrier on the warm side of the ceiling. [Sec. 806,2] 9.
