THIS PLAN REVIEW was completed by Mike Mendenhall on 5-8-98. <br /> This plan was reviewed under the 1996 Edition of the State <br /> of Oregon One and Two Family Dwelling Specialty Code. <br /> 2. Approval of submitted plans is not an approval of omissions <br /> 'or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br /> 2. The floor joist, 2"x 6" 8 24"0.C, need to be one of the <br /> following minimum grades or better: DFL # 2, HF # 1. WW not <br /> permitted ~ 24" but 2"x 6"~ 16"O.C, # 2 will work, <br /> 4. GROUNDING ELECTRODES. When concrete reinforcing bars are <br /> installed in concrete footings, the following requirements <br /> shall be met to provide for a grounding electrode system: <br /> 1. Uncoated No. 4 reinforcing bar installed not less <br /> 20 feet in length encased with a minimum of 2 inches of <br /> concrete. <br /> 2. An uncoated No. 4 reinforcing bar stubbed up at least <br /> 12 inches above the floor plate line and tightly attached to <br /> the reinforcing bar located in the footing. The spliced lap <br /> of the staubbed up bar to the footing shall be a minimum of <br /> 12 inches. (See Section 4108.1.2) [Sec. 403.4] <br /> 5, LOT DPJ~INAGE. lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet. Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage. <br /> [Sec, 401.3] <br /> 6. BP,ABP & PF. This structure uses a combination of Brace Wall <br /> Panels (BP) and Alternate Braced Wall Panels (ABP) to meet <br /> the code requirements for lateral wall bracing, Insure that <br /> all BP's are located as indicated on the plans, The plans <br /> show that a foundation vent is located adjacent to an ABP <br /> location. The ABP requires that tie-down devices rated at <br /> 1.800 pounds and rebar be installed in each braced panel. <br /> The foundation vent needs to be located outside of the shear <br /> cone area of the ABP panel holdown device. This structure <br /> also uses a Portal Frame for bracing at the garage door <br /> opening, <br /> 7, STANDARD TRUSSESS, The truss engineering has been submitted <br /> with these plans. The truss engineering requied that block- <br /> ing be provided in designated location as shown on the <br /> engineered design, All job site cutting or modification of <br /> the roof trusses shall be clearly shown in the engneered <br /> design calculations and drawings <br /> 8. A~IC VENTS. Provide screened attic vents with a net free <br /> area of 1/150 of the attic area (or 1/300 if between 50 of <br /> 80 percent of required area is ventilators in the upper <br /> portion of the attic and located at least 3 feet above eave <br /> or cornice vents). As an alternative, install a I mil vapor <br /> barrier on the warm side of the ceiling. [Sec. 806,2] <br /> 9. SMOKE DETECTOR / POWER, Required smoke detectors shall <br /> receive their primary power from the building wiring when <br /> such wi ring is served from a commercial source, and when <br /> ~rimary power is interrupted, shall receive power from a <br /> attery, Smoke detectors may be battery operated when <br /> installed in buildings without commercial power.[Sec, 316,2] <br />10. FIRESTOPPING shall be provided in the following locations, <br /> 1. In concealed spaces of stud walls, including furred <br /> spaces not to exceed 10 feet horizontally, and at the <br /> ceiling and floor level. <br /> 2.
