THIS PLAN REVIEW was completed by Mike Mendenhall on 5-8-98. <br /> This plan was reviewed under the 1996 Edition of the State <br /> of Dregon One and Two Family Dwelling Specialty Code, <br />2. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />3. GROUNDING ELECTRODES, When concrete reinforcing bars are <br /> installed in concrete footings, the following requirements <br /> shall be met to provide for a grounding electrode system: <br /> 1, Uncoated No, 4 reinforcing bar installed not less <br /> 20 feet in length encased with a minimum of 2 inches of <br /> concrete~ <br /> 2. An uncoated No. 4 reinforcing bar stubbedup at least <br /> 12 inches above the floor plate tine and tightly attached to <br /> the reinforcing bar located in the footing, The spliced lap <br /> of the staubbed up bar to the footing shall be a minimum of <br /> 12 inches, (See Section 4108,1.2) [Sec. 403,4] <br />4. BP, ABP. PF, This structure uses a combination of Brace <br /> Wall Panels (BP), Alternate Braced Wall Panels (ABP), and a <br /> Portal Frame to meet the code requirements for lateral wall <br /> bracing, Insure that all BP:s and ABP's and Portal Frames <br /> are located as indicated on the plans and constructed as <br /> shown, Be sure that not foundation vents or openings <br /> through the foundtion wall are within the area of the shear <br /> cone of the ABP or Portal Frame tie-down devices, Be sure <br /> that 1/2" anchor bolts and not MA-6 are used within the ABP <br /> and Portal Frame, <br />5. A1-F1C VENTS. Provide screened attic vents with a net free <br /> area of 1/150 of the attic area (or 1/300 if between 50 of <br /> 80 percent of required area is ventilators in the upper <br /> portion of the attic and located at least 2 feet above eave <br /> or cornice vents). As an alternative, install a i mil vapor <br /> barrier on the warm side of the ceiling. [Sec. 806.2] <br />6. THE GAPJ~GE shall be separated from the dw~lling and its <br /> attic area by means of 1/2 inch gypsum board applied to the <br /> garage side of the wall, Where the separation is a floor- <br /> ceiling assembly, the structure supporting the separation <br /> shall be protected by 1/2 inch gypsum board or equivalent. <br /> The door between the garage and residence shall be equipped <br /> with solid wood doors not less than 1 2/8 inches in thick- <br /> ness or 20-minute fire-rated, or equivalent. <br /> [Sec, 309,1, 209.2] <br />7, FIRESTOPPING shall be provided in the following locations, <br /> 1. In concealed spaces of stud walls, including furred <br /> spaces not to exceed 10 feet horizontally, and at the <br /> ceiling and floor level, <br /> 2, At all interconneetions between concealed vertical and h <br /> horizontal spaces such as occur at soffits, drop or cove <br /> ceilings, etc. <br /> 3. At opeinings arund vents, pipes and ducts at the ceiling <br /> and floor levels with non-combustible materials. <br />8. INSTALLATION OF HEATING and cooling appliances shall conform <br /> to the conditions of their listing and label and the manu- <br /> facturer's installation instructions. The manufacturer's <br /> operating instructions shall remain attached to the <br /> appliance, Have the installation instructions available for <br /> the Building Inspector at the time of inspection. <br /> [Section 1205,1] <br />9. COMBUSTION AIR, Fuel burning equipment shall be provided <br /> with a sufficient supply of air for fuel combustion, draft <br /> hood dilution and ventilation of the space in which the <br /> equipment is installed, Plans do not show how combustion <br /> air is going to be provided.
