Approval of submitted plans is not an approval of omissions <br /> or oversights bs this office or of noncompliance with any <br /> applicable regulations of local government. <br />4. ACCEPTABILITY, This plan review covers the addition to and/ <br /> or alteration of an existing structure. This review is not <br /> intended to prohibit the building inspector from requesting <br /> an evaluation of the acceptability of existing structural <br /> members that may appear to be unsafe. Existing construction <br /> not specifically detailed in the submitted plans and struc- <br /> tural calculations is beyond the scope of this review, <br />5, TRUSS DESIGN. Roof trusses are required to be be designed by <br /> an Oregon registered Engineer or Architect, For trusses <br /> manufactured by an approved fabrication plant, have the <br /> design and layout drawings available at the construction <br /> site for the framing inspection. All jobsite cutting or <br /> medifications of the roof trusses shall be clearly shown in <br /> the engineer's design calculations and drawings. <br />6. THE GAPJ~GE shall be separated from the dwelling and its <br /> attic area by means of 1/2 inch gypsum board applied to the <br /> garage side of the wall. Where the separation is a floor- <br /> ceiling assembly, the structure supporting the separation <br /> shall be protected by 1/2 inch gypsum board or equivalent, <br /> The door between the garage and residence shall be equipped <br /> with solid wood doors not less than 1 2/8 inches in thick- <br /> ness or 20-minute fire-rated, or equivalent, <br /> [Sec. 209.1, 209.2] <br />7, EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor. The minimum net clear opening is 5.7 square <br /> feet. The minimum net clear opening height shall be 22 <br /> inches, The minimum net clear opening width shall be 20 <br /> inches. Exception: Grade floor windows may have a minimum <br /> net clear opening of 5 square feet, [Sec. 310.2, 210.2.1] <br />8, SMOKE DETECTORS / ALTERATIONS, When alterations, repairs or <br /> additions requiring a permit occur, or when sleeping rooms <br /> are added or created, the entire building shall be provided <br /> with smoke detectors located as required for new dwellings: <br /> the smoke detectors shall be interconnected and hard wired. <br /> EXCEPTION: Detectors shall not be required to be inter- <br /> connected and hard wired where the alterations, repairs, or <br /> additions do not result in the exposure of electrical wiring <br /> by the removal of interior wall and ceiling finishes. <br /> [Sec. 316.1.1] <br />9. SMOKE DETECTORS shall be installed in each sleeping room, <br /> outside of each separate sleeping area in the immediate <br /> vicinity of the bedrooms and on each additional story of the <br /> dwelling including basements, All detectors located outside <br /> sleeping rooms shall be interconnected such that the <br /> actuation of one alarm will actuate these alarms in the <br /> individual unit and shall provide an alarm which will be <br /> audible in all sleeping areas, Smoke detectors shall be <br /> 110 volt with batter back-up.
