THIS PLAN REVIEW WAS COMPLETED BY M. JONES ON 05/22/99. <br /> 3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br /> 4. ACCEPTABILI~. This plan review covers the addition to and/ <br /> or alteration of an existing structure. This review is not <br /> intended to prohibit the building inspector from requesting <br /> an evaluation of the acceptability of existing structural <br /> members that may appear to be unsafe~ Existing construction <br /> not specifically detailed in the submitted plans and struc- <br /> tural calculations is beyond the scope of this review. <br /> 5. CRAWL HOLE~ Provide an access crawl hole to the underfloor <br /> space. The minimum size opening required is 18 inches by 24 <br /> inches. [Sec. 409.2] <br /> 6. FLOOR JOIST SPANS. <br /> See attached span tables for residentail construction. <br /> 7. DECK LATEP~AL BI,ACING REQUIREMENTS. <br /> Lateral bracing of thedecks require the following: <br /> <br /> 1. Embedment depth of 3 feet with 6 inch concrete <br /> bearing pad. <br /> 2. Minimum of 2 feet diameter hole. <br /> 3. Concrete filled. <br /> <br /> Post Cap required: Simpson PC46 & EPC46. <br /> <br /> 8. STAIRWAYS shall not be less than 36 inches in clear width at <br /> all points between the handrail height and the required <br /> minimum headroom of 6 feet 8 inches. Minimum width from the <br /> handrail down is 32 inches with one handrail. 28 inches with <br /> two. The minimum required stair tread width is 9 inches. <br /> The maximum stair rise is 8 inches. When risers are closed. <br /> all treads less than 10 inches shall have a uniform nosing <br /> betweem 3/4 inches and i 1/4 inches. The greatest riser <br /> height/tread depth shall not exced th smallest by more than <br /> 3/8 inch. [Sec. 314.1; 314.2; 314.2.1; 314.3] <br /> 9. HANDRAILS having a minimum and maximum height of 30 inches <br /> and 38 inches, respectively, shall be provided on at least <br /> one side of stairways of more than three risers. All re- <br /> quired handrails shall be continuous the full length of the <br /> stairs. Ends shall be returned or shall terminate in newel <br /> ~osts or safety terminals. Exception: Handrails may be <br /> nterrupted by a newel post at a turn. and the use of a <br /> volute turnout or starting easing shall be allowed over the <br /> lowest tread. [Sec. 315.1] <br />10. THE HANDGRIP PORTION of handrails shall not be less than <br /> 1 1/4 inches or more than 2 5/8 inches in cross-sectional <br /> dimension, or the shape shall provide an equivalent gripping <br /> surface. The handgrip portion shall have a smooth surface <br /> and edges shall have a minimum radius of 1/8 inch. <br /> [Section 315.2] <br />11. SMOKE DETECTORS / ALTERATIONS. When alterations, repairs or <br /> additions requiring a permit occur, or when sleeping rooms <br /> are added or created, the entire building shall be provided <br /> with smoke detectors located as required for new dwellings; <br /> the smoke detectors shall be interconnected and hard wired. <br /> EXCEPTION: Detectors shall not be required to be inter- <br /> connected and hard wired where the alterations, repairs, or <br /> <br /> <br />
