THIS PLAN REVIEW was completed by DWALTERS ON 7/9/99. <br /> This plan was reviewed under the 1996 Edition of the State <br /> of Oregon One and Two Family Dwelling Specialty Code. <br /> 3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government, <br />4. LOT DRAINAGE. Lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet. Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within lO feet, drains or other approved <br /> means shall be provided to ensure positive drainage, <br /> [Sec, 401.3] <br /> 5. DOUBLE FLOOR JOISTS UNDER THE ENDS OF THE CANTILEVERED BRACE <br /> PANELS. (BP'S) <br /> 6. UNDERFLOOR DRAINS. The finished grade of the underfloor <br /> surface may be located at the bottom of the footing; however <br /> where there is evidence that the groundwater table can rise <br /> to within 6 inches of the finished floor at the building <br /> perimeter or where there is evidence that the surface water <br /> does not readily drain away from the building site, the <br /> grade in the underftoor space shall be as high as the <br /> outside finished grade, unless an approved drainage system <br /> is provided, [Sec. 409.4] <br /> 7. THE STRUCTURAL SUPPORTS for decks, balconies, porches or <br /> similar structures shall be pressure-treated wood to protect <br /> against decay. [Sec, 322.1] <br /> 8. THE TJI FLOOR joist system shall be installed in accordance <br /> with its listing and the manufacturer's installation in- <br /> structions. Please have the installation instructions <br /> available during the framing inspection. <br /> 9. VAPOR BARRIER, An approved vapor barrier with joints lapped <br /> not less than 12 inches shall be placed between the concrete <br /> floor slab and the base course or subgrade. Exception: The <br /> vapor barrier may be omitted from detached garages, utility <br /> buildings and other unheated accessory structures. <br /> [Sec. 505.2,3] <br />10. GARAGE/CARPORT FLOOR. That area of floor used for the <br /> parking of automobiles or other vehicles shall be sloped to <br /> facilitate the movement of liquids to a drain or toward the <br /> main vehicle entry dooFway. [Sec. 309.2] <br />11. BP, ABP, ENG. This structure uses a combination of Brace <br /> Walt Panels (BP), Alternate Braced Wall Panels (ABP), and an <br /> Engineered design to meet the code requirements for lateral <br /> wall bracing. Insure that all BP's and ABP's and Engineered <br /> Design requirements are located as indicated on the plans <br /> and constructed as shown. <br />I2. THE GARAGE shall be separated from the dwelling and its <br /> attic area by means of 1/2 inch gypsum ,board applied to the <br /> garage side of the wall. Where the separation is a floor- <br /> ceiling assembly, the structure supporting the separation <br /> shall be protected by 1/2 inch gypsum board or equivalent, <br /> The door between the garage and residence shall be equipped <br /> with solid wood doors not less than i 2/8 inches in thick- <br /> ness or 20-minute fire-rated, or equivalent. <br /> <br /> <br />
