Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4. ATTENTION! THERE WAS NO SECOND FLOOR FLOOR PLAN SUBMITED <br /> WITH THESE PLANS. THE CROSS SECTION SHOWS A BONUS ROOM WITH <br /> A WIDTH OF 13', THIS REVIEW IS BASED ON A 13' BONUS ROOM <br /> RUNNING nE FULL LENGTH OF THE GARAGE. IF THE BONUS ROOM <br /> IS LARGER, THIS REVIEW IS VOID AND WILL REMAIN VOID UNTIL <br /> A FLOORPLAN OF THE ACTUAL BONUS ROOM IS SUBMII~FED FOR <br /> APPROVAL, <br /> THIS ROOM SHALL NOT BE USED FOR A SLEEPING ROOM UNLESS THE <br /> WINDOW IS EGRESSABLE. <br /> THE BOSOM CHORD OF THE TRUSS IN THE ROOM AREA SHALL BE <br /> DESIGNED FOR A LIVE LOAD OF 40 POUNDS. <br />5. LOT DRAINAGE. Lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet, Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage, <br /> [Sec, 401.3] <br />6. THE STRUCTURAL SUPPORTS for decks, balconies, porches or <br /> similar structures shall be pressure-treated wood to protect <br /> against decay. [Sec. 322,1] <br />7. THE TJI FLOOR joist system shall be installed in accordance <br /> with its listing and the manufacturer's installation in- <br /> structions. Please have the installation instructions <br /> available during the framing inspection, <br />8. VAPOR BARRIER. An approved vapor barrier with joints lapped <br /> not less than 12 inches shall be placed between the concrete <br /> floor slab and the base course or subgrade. Exception: The <br /> vapor barrier may be omitted from detached garages, utility <br /> buildings and other unheated accessory structures. <br /> [Sec. 505.2.3] <br />9, GARAGE/CARPORT FLOOR, That area of floor used for the <br /> ~arking of automobiles or other vehicles shall be sloped to <br /> acilitate the movement of liquids to a drain or toward the <br /> main vehicle entry doorway. [Sec. 309,3] <br />10. BP, PF A~ACHED. This strcture uses a combination of Brace <br /> Wall Panels (BP and Portal Frame(s) to meet the code re- <br /> quirements for lateral wall bracing. Insure that all BP's <br /> and Portal Frame(s) are located as indicated on the plans <br /> and constructed as shown on the plans and the attached <br /> detail sheets. <br />11. HIP AND VALLLEY RAFTERS shall be supported at the ridge by a <br /> brace to a bearing partition or be designed to carry and <br /> distribute the specific load at that point. [Sec. 802,2] <br />12, EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor. The minimum net clear opening is 5.7 square <br /> feet, The minimum net clear opening height shall be 22 <br /> <br /> <br />
