This addition uses an engineered design on both of the long walls, the one adjacent to the dwelling and the one across from it and a braced wall panel at each end wall. It is also. for the pur pose of this plan review, assumed that none of the existing windows that are being enclosed are bedroom windows! 3. Approval of submitted plans is not an approval of omissions or oversights by this office or of noncompliance with any applicable regulations of local government. 4. LOT DRAINAGE, Lots shall be provided with adequate drainage and shall be graded so as to drain surface water away from foundation walls. The grade away from foundation walls shall fall a minimum of 6 inches within the first 10 feet, Where lot lines, walls or other physical barriers prohibit 6 inches of fall within 10 feet, drains or other approved means shall be provided to ensure positive drainage, [Sec, 401.3] 5. The wood foundation system shall be constructed of presssure treated material approved for ground contact. All cut ends shall be treated with an approved material. Plywood panel joint in the foundationwall shall be sealed full length with a caulking compound capable of producing a moistureproof seal under the conditions of temperature and moisture cont- ent at which it will be applied and used, Sec, 406,3.1 A 6-mil thick polyethylene film shall be applied over the below-grade portion of exterior foundation wall prior to backfilling. The top edge of the film shall be bonded to the sheathing to form a seal. Sec, 406.3.2 6, SAFETY GLAZING / AT DOOR. The following shall be considered specific hazardous locations for the purposes of glazing: Glazing. in an individual fixed or operable panel adjacent to a door where the nearest vertical edge is within a 24 inch arc of the door in a closed position and whose bottom edge is less than 60 inches above the floor or walking surface. Exception: Safety glazing is not required when there is an intervening wall or other permanent barrier between the door and the glazing, 7. LANDINGS. A minimum 3 foot x 2 foot landing shall be required on each side of an egress door. The floor or landing shall not be more than 1-1/2" lower than the top of the threshold, EXCEPTIONS: (1) At the top of a flight of stairs, provided the door does not swing over the stairs, (2) The landing at the exterior doorway shall not be more than 8 1/4 inches below the top of the threshold. STAIRWAYS shall not be less than 36 inches in clear width at all points between the handrail height and the required minimum headroom of 6 feet 8 inches, Minimum width from the handrail down is 32 inches with one handrail. 28 inches with two, The minimum required stair tread width is 9 inches. The maximum stair rise is 8 inches, When risers are closed, all treads less than 10 inches shall have a uniform nosing betweem 3/4 inches and 1 1/4 inches.
