This addition <br /> uses an engineered design on both of the long walls, the one <br /> adjacent to the dwelling and the one across from it and a <br /> braced wall panel at each end wall. It is also. for the pur <br /> pose of this plan review, assumed that none of the existing <br /> windows that are being enclosed are bedroom windows! <br />3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4. LOT DRAINAGE, Lots shall be provided with adequate drainage <br /> and shall be graded so as to drain surface water away from <br /> foundation walls. The grade away from foundation walls shall <br /> fall a minimum of 6 inches within the first 10 feet, Where <br /> lot lines, walls or other physical barriers prohibit <br /> 6 inches of fall within 10 feet, drains or other approved <br /> means shall be provided to ensure positive drainage, <br /> [Sec, 401.3] <br />5. The wood foundation system shall be constructed of presssure <br /> treated material approved for ground contact. All cut ends <br /> shall be treated with an approved material. Plywood panel <br /> joint in the foundationwall shall be sealed full length with <br /> a caulking compound capable of producing a moistureproof <br /> seal under the conditions of temperature and moisture cont- <br /> ent at which it will be applied and used, Sec, 406,3.1 <br /> A 6-mil thick polyethylene film shall be applied over the <br /> below-grade portion of exterior foundation wall prior to <br /> backfilling. The top edge of the film shall be bonded to <br /> the sheathing to form a seal. Sec, 406.3.2 <br />6, SAFETY GLAZING / AT DOOR. The following shall be considered <br /> specific hazardous locations for the purposes of glazing: <br /> Glazing. in an individual fixed or operable panel <br /> adjacent to a door where the nearest vertical edge is <br /> within a 24 inch arc of the door in a closed position <br /> and whose bottom edge is less than 60 inches above <br /> the floor or walking surface. Exception: Safety <br /> glazing is not required when there is an intervening <br /> wall or other permanent barrier between the door and <br /> the glazing, <br />7. LANDINGS. A minimum 3 foot x 2 foot landing shall be <br /> required on each side of an egress door. The floor or <br /> landing shall not be more than 1-1/2" lower than the top of <br /> the threshold, EXCEPTIONS: (1) At the top of a flight of <br /> stairs, provided the door does not swing over the stairs, <br /> (2) The landing at the exterior doorway shall not be more <br /> than 8 1/4 inches below the top of the threshold. <br /> [Sec. 212.1] <br />8. STAIRWAYS shall not be less than 36 inches in clear width at <br /> all points between the handrail height and the required <br /> minimum headroom of 6 feet 8 inches, Minimum width from the <br /> handrail down is 32 inches with one handrail. 28 inches with <br /> two, The minimum required stair tread width is 9 inches. <br /> The maximum stair rise is 8 inches, When risers are closed, <br /> all treads less than 10 inches shall have a uniform nosing <br /> betweem 3/4 inches and 1 1/4 inches. The greatest riser <br /> height/tread depth shall not exced th smallest by more than <br /> 3/8 inch. [Sec, 314,1: 314.2: 314.2.1: 314.3] <br /> <br /> <br />
