The handgrip portion of handrails shall be
not more than 2 5/8 inches in cross-sectional dimension, or
the shape shall provide an equivalent gripping surface,
Handrails shall be mounted between a minimum of 20 inches
and a maximum of 28 inches. They shall be continuous the
full length of the stairs. Ends shall be returned or shall
terminate in newel posts or safety terminals. (R-214.1)
A minimum 3' x 3' landing shall be required on each side of
an egress door. (R-212) Exception: The landing on the
exterior side of an exterior doorway shall not be more than
8 and 1/4 inches below the top of the threshold,
Porches. balconies or raised floor surfaces located more
than 30 in, above the floor or grade shall have guardrail
not less than 26 inches in height, Required guardrail shall
have intermediate rails or ornamental closures which will
not allow passage of an object 6 in. or more in diameter.
Horizontal spacing between the vertical members in required
guardrails shall be a maximum of 4 inches at the nearest
~oint between the members. (R-214,2)
ILL ON SITE, Braun Intertec did a soils report on the site
and made earthwork recommendations to the site for the place
ment of the maufactured home. Braun Intertec did not monito
r the placement of fill materials. After the fill ~aterials
was brought in, Braun Intertec did a proofroll 2'-0' below
the finished sub-grade of the building pad and a moisture
density test of the building site,
CUT SLOPES, Slopes for permanent fills and cut slopes for
permanent excavations shall not be steeper than two units
horizontal to one unit vertical. A steeper cut slope may be
extablished only after presentation of a soil investigation
report acceptable to the Building Official. [Sec. 4Q1~5]
BUILDINGS BELOW SLOPES shall be set a sufficient distance
from the slope to provide protection from slope drainage,
erosion, and shallow failures, [Sec. 401.6:1~1]
BELOW SLOPE CRITERIA. Except as provided in Sec. 401.6:1,5
and Figure 401.6, the following criteria shall be assumed to
provide this protection. Where the existing slope is steeper
than 1 to 1, the toe of the slope shall be assumed to be at
the intersection of a horizontal plan drawn from the toe of
the foundation and a plane drawn tangent to the slope of an
angle of 45 degrees to the horizontal. Where a retaining
wall is constructed at the toe of the slope, the height of
the slope shall be measured from the top of the wall to the
top of the slope. [Sec, 401~6:1,1]
BELOW SLOPE SETBACKS. Unless specific permission is granted
by the Building Official, buildings constructed below
ascending slopes shall be setback a minimum of one half the
height of the slope from the toe of the slope, except that
the setback need not exceed 15 feet. [Figure 401,6]
ABOVE SLOPE SETBACKS. Footings on or adjacent to slope
surfaces shall be founded in firm material with an
embediment and setback from the slope surface sufficient to
rovide vertical and lateral support for the footing without
etrimental settlement, [Sec. 401,6:1.2]
ABOVE SLOPE SETBACKS (continued). Except as provided in
Sec. 401,6:1,5 and the information in Figure 401,6, the
following setback is deemed adequate to meet the criteria.
Where the slope is steeper than 1 to l, the required setback
shall be measured from an imaginary plane of 45 degrees
projected upward from the toe of the slope, [Sec, 401.6:1.2]
ABOVE SLOPE SETBACKS (continued). Unless specific
permission is granted by the Builidng Official, buildings
constructed above descending slopes shall be setback a
minimum of one third the height of the slope from the top of
the slope, except that the setback need not exceed 40 feet,
The setback shall be measured at the depth of the footing
from the face of the footing to the slope, [Figure 401,6]
LOT DRAINAGE. Lots shall be provided with adequate drainage
and shall be graded so as to drain surface water away from
foundation walls, The grade away from foundation walls shall
