THIS PLAN REVIEW was completed by W.JACKSON ON 9/25/1999. <br /> This plan was reviewed under the 1996 Edition of the State <br /> of Oregon One and Two Family Dwelling Specialty Code. <br /> 3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br /> 4. THE LPI FLOOR joist system shall be installed in accordance <br /> with its listing and the manufacturer's installation in- <br /> structions. Please have the installation instructions <br /> available during the framing inspection. <br /> 5. MAXIMUM FILL HEIGHT. The foundation/basement wall was re- <br /> viewed assuming a maximum 4 feet of unbalanced fill or less. <br /> If the actual height of fill is more than 4 feet, then an <br /> addendum to this plan review shall be made by the permit <br /> holder, by submitting to this office revised foundation/ <br /> basement wall plans that are an engineered.design (with cal- <br /> culations) showing the true fill height or that meet the <br /> requirements of Table 404,1:1b in the code. SUBMIT BEFORE <br /> CONSTRUCTION COMMENCES. <br /> 6. TRUSS DESIGN, Roof trusses are required to be be designed by <br /> an Oregon registered Engineer or Architect, For trusses <br /> manufactured by an approved fabrication plant, have the <br /> design and layout drawings available at the construction <br /> site for the framing inspection. All jobsite cutting or <br /> modifications of the roof trusses shall be clearly shown in <br /> the engineer's design calculations and drawings. <br /> 7. EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor. The minimum net clear opening is 5.7 square <br /> feet, The minimum net clear opening height shall be 22 <br /> inches. The minimum net clear opening width shall be 20 <br /> inches. Exception: Grade floor windows may have a minimum <br /> net clear opening of 5 square feet. [Sec. 310.2, 310.2.1] <br />8. STAIRWAYS shall not be less than 36 inches in clear width at <br /> all points between the handrail height and the required <br /> minimum headroom of 6 feet 8 inches. Minimum width from the <br /> handrail down is 32 inches with one handrail, 28 inches with <br /> two. The minimum required stair tread width is 9 inches. <br /> The maximum stair rise is 8 inches. When risers are closed, <br /> all treads less than 10 inches shall have a uniform nosing <br /> betweem 3/4 inches and 1 1/4 inches. The greatest riser <br /> height/tread depth shall not exced th smallest by more than <br /> 2/8 inch, [Sec, 314.1: 314.2; 214,2.1; 314.3] <br /> 9. GUARDRAILS. Porches. balconies or raised floor surfaces <br /> located more than 20 inches above the floor or grade shall <br /> have guardrails not less than 36 inches in height. Required <br /> guardrail shall have intermediate rails or ornamental <br /> closures which do not allow passage of an object 4 inches <br /> or more in diameter. Horizontal spacing between the <br /> vertical members in required gurardrails shall be a maximum <br /> of 4 inches at the nearest point between the members. <br /> [Sec. 215,3: 315.4] <br />10. SMOKE DETECTORS shall be installed in each sleeping room, <br /> outside of each separate sleeping area in the immediate <br /> vicinity of the bedrooms and on each additional story of the <br /> <br /> <br />
