THIS PLAN REVIEW was completed by W.JACKSON ON 9/25/1999. This plan was reviewed under the 1996 Edition of the State of Oregon One and Two Family Dwelling Specialty Code. 3. Approval of submitted plans is not an approval of omissions or oversights by this office or of noncompliance with any applicable regulations of local government. 4. THE LPI FLOOR joist system shall be installed in accordance with its listing and the manufacturer's installation in- structions. Please have the installation instructions available during the framing inspection. 5. MAXIMUM FILL HEIGHT. The foundation/basement wall was re- viewed assuming a maximum 4 feet of unbalanced fill or less. If the actual height of fill is more than 4 feet, then an addendum to this plan review shall be made by the permit holder, by submitting to this office revised foundation/ basement wall plans that are an engineered.design (with cal- culations) showing the true fill height or that meet the requirements of Table 404,1:1b in the code. SUBMIT BEFORE CONSTRUCTION COMMENCES. 6. TRUSS DESIGN, Roof trusses are required to be be designed by an Oregon registered Engineer or Architect, For trusses manufactured by an approved fabrication plant, have the design and layout drawings available at the construction site for the framing inspection. All jobsite cutting or modifications of the roof trusses shall be clearly shown in the engineer's design calculations and drawings. 7. EVERY SLEEPING ROOM shall have at least one openable window or exterior door approved for emergency egress or rescue. The window sill height shall not be more than 44 inches above the floor. The minimum net clear opening is 5.7 square feet, The minimum net clear opening height shall be 22 inches. The minimum net clear opening width shall be 20 inches. Exception: Grade floor windows may have a minimum net clear opening of 5 square feet. [Sec. 310.2, 310.2.1] 8. STAIRWAYS shall not be less than 36 inches in clear width at all points between the handrail height and the required minimum headroom of 6 feet 8 inches. Minimum width from the handrail down is 32 inches with one handrail, 28 inches with two. The minimum required stair tread width is 9 inches. The maximum stair rise is 8 inches. When risers are closed, all treads less than 10 inches shall have a uniform nosing betweem 3/4 inches and 1 1/4 inches. The greatest riser height/tread depth shall not exced th smallest by more than 2/8 inch, [Sec, 314.1: 314.2; 214,2.1; 314.3] 9. GUARDRAILS. Porches. balconies or raised floor surfaces located more than 20 inches above the floor or grade shall have guardrails not less than 36 inches in height. Required guardrail shall have intermediate rails or ornamental closures which do not allow passage of an object 4 inches or more in diameter. Horizontal spacing between the vertical members in required gurardrails shall be a maximum of 4 inches at the nearest point between the members. [Sec. 215,3: 315.4] 10.
