THIS PLAN REVIEW was completed by W.JACKSON ON 10/25/1999. <br /> This plan was reviewed under the 1996 Edition of the State <br /> of Oregon One and Two Family Dwelling Specialty Code. <br />3. Approval of submitted plans is not an approval of omissions <br /> or oversights by this office or of noncompliance with any <br /> applicable regulations of local government. <br />4, UNDERFLOOR VENTILATION. Provide at least one square foot of <br /> underfloor ventilation for each 1500 square feet of crawl <br /> space area, The openings shall be covered with a corrosion <br /> resistant wire mesh. At least one such opening shall be <br /> provided within 3 feet of each corner of the building. <br /> Vents may be omitted on one side. [Sec. 409,1] <br />5, EVERY SLEEPING ROOM shall have at least one openable window <br /> or exterior door approved for emergency egress or rescue. <br /> The window sill height shall not be more than 44 inches <br /> above the floor. The minimum net clear opening is 5.7 square <br /> feet, The minimum net clear opening height shall be 22 <br /> inches. The minimum net clear opening width shall be 20 <br /> inches, Exception: Grade floor windows may have a minimum <br /> net clear opening of 5 square feet. [Sec, 310.2, 310.2,1] <br />6. SAFEI~ GLAZING / AT DOOR. The following shall be considered <br /> specific hazardous locations for the purposes of glazing: <br /> Glazing, in an individual fixed or operable panel <br /> adjacent to a door where the nearest vertical edge is <br /> within a 24 inch arc of the door in a closed position <br /> and whose bottom edge is less than 60 inches above <br /> the floor or walking surface, Exception: Safety <br /> glazing is not required when there is an intervening <br /> wall or other permanent barrier between the door and <br /> the glazing, <br />7. STAIRWAYS shall not be less than 36 inches in clear width at <br /> all points between the handrail height and the required <br /> minimum headroom of 6 feet 8 inches, Minimum width from the <br /> handrail down is 32 inches with one handrail, 28 inches with <br /> two. The minimum r~quired stair tread width is 9 inches. <br /> The maximum stair rise is B inches. When risers are closed, <br /> all treads less than 10 inches shall have a uniform nosing <br /> betweem 3/4 inches and i 1/4 inches. The greatest riser <br /> height/tread depth shall not exced th smallest by more than <br /> 3/8 inch. [Sec, 314,1: 314.2; 314.2.1; 314,2] <br />8. GUARDRAILS, Porches, balconies or raised floor surfaces <br /> located more than 30 inches above the floor or grade shall <br /> have guardrails not less than 36 inches in height. Required <br /> guardrail shall have intermediate rails or ornamental <br /> closures which do not allow passage of an object 4 inches <br /> or more in diameter, Horizontal spacing between the <br /> vertical members in required gurardrails shall be a maximum <br /> of 4 inches at the nearest point between the members, <br /> [Sec, 315,3: 315.4] <br />9. Open sides of stairs with a total rise <br /> of more than 30 inches above the floor or grade below shall <br /> have guardrails not less than 34 inches in height measured <br /> vertically from the nosing of the treads.
