July 16,1997
Randy Curtls, Director
Department of General Services
Marion County
101 High Street NE, Room 5321
Salem, Oregon 97301
RE: Courthouse Square
Project No. 9637
Dear Randy:
Kim Arbuckle, AIA
Alan E Cos[ic, AW
Walter E Bensman, Jr., AIA
Clay[on Vorse, AlA
Richard S. Rothweiler, AIA
ARBUCKLE COSTIC ARCHITE~TS, INC.
363 State Street
Salem, OR 97301-3533
503/581-4114 Fax: 503/581-3655
Please find attached a copy of the most current fee calculations for the Courthouse Square project. Please
note that the construction estimate has been reduced to $25,145,868.30. This yields a fee of $1,508,752.10.
Also note that the fees previously negotiated and agreed to with our structural engineer ($123,000),
mechanicaUelectrical engineers ($251,954), and civil engineer ($57,000), are reduced by $21,745.30. As
previously indicated, these fees were negotiated in good faith. We believe that the 6% fee should, therefore,
be increased by it~e total of these three amounfs, $21,745.30. This brings the total base fee to $1,530,497.40.
There has apparentnr been confusion regarding the breakdown of our fee. The attached calcula~ons show the
extent of the breakdown for our fee. Our work is not based on time and material, except for additional services
required.
In addfion to the base fee, we had been requested to contlnue work on the fifth floor for a period of time. We
agreed to continue this work on an hourly basis, not to exceed $7,500. The final total for this work has come
to $6,790.
Additionally, the most recent change to the project has been the elimination of the second parking level and
enlarging of the first parking level accordingty. This revision extensively affecis the architectural, mechanical,
electrical and structural work accomplished to date. We estimate an addfional maximum fee of $46,380 in
order to redesign the subtenanean parking and foundation system to the same point of complefion as when
the change was implemented. This work will be done on an hourly basis, not to exceed the $46,380 total.
As soon as the scope of work required of an acoustical engineer has been determined, we will be able to
provide you with an addfional fee for the acoustlcal engineering requested through Melvin Mark Company.
Should you have
~ Arbuckle, A.I.A.
chitect
KA:nd
Encl.
regarding this information, please do not hesitate to call.
cc: R. G. Ande~sen-Wyckoff - Salem Area Transit
9637.1 A
