The bu~dmg has c~urently been designed to meet <br />UBC Paragraph 1004.3.4.5, using Exception No. 1 which relieves ths requiremerrt of provid'~ng an elevat~r lobby as <br />foMows: <br />"k~ office bwldings, separations need not be provided from a street floor elevator lobby. provided the <br />e~tire street floor is protected with an automatic sprinlder system " <br />Jeff has raised the concem that the building corrtains both A3 and M occupanc:ies and~ therefore~ the refere~ced <br />exception nagh~ not apply, but would defer to yo~u deasion. We believe fhat the referenced exception should apply for <br />the foaowing reasons: <br />a) The phrase 'office building' ~efers to a build~ng type and not necessarily an occupancy <br />~tion. As a bwlding type, "office buildngs' generaqy cotrtain minor accesso~- uses in <br />and adjace~ to street floor elevator lobbies. <br />b) The other ax~upancy dassifications corrtained in the bu~l~ing do not requi~e occupying <br />separations acx,o~dng to UBC Table 3B. <br />c) The other occupanaes represent less than ten percerrt of the ~oss floor area. <br />(Nate: The undergrand parldng garage is left out of tfie above calcx~lation.s and is separated from the <br />above ground building by a~ occupancy separator as per the UBC Table 3B.) <br />In reviewing this issue with Jeff, he agreed fhat if our project met the interrt of UBC 1004.3.4.5, Exception 1, than my <br />lett~ to you of March 4,1999, on the glazing in openings would cease to be an issue.
