ir <br />,, <br />i <br />~: <br />remediation tha~ may be required in connection therewith) and putting the Property in the condition <br />. required for General Contractor to commence work under the General Construction Contract. <br />~' 1.14 "Demolition Contractor" shall mean Staton Construction. <br />~~ 1.15 "Design Development Drawings" shall mean: <br />i. ? <br />(i) Engineering and architectural site plans showing all structures in relation to projected fmal <br />~ - topography of the Property, with all proposed connections to existing or proposed roads, <br />~J utilities, and services, together with a landscape plan. <br />(ii) Plan, elevations, typical cross sections and typical wall sections of all building areas. <br />~ (iii) Elevations of the building to determine the sight lines and the specific configuration and <br />~= relationship of design elemcnts of the building exterior, which descnbe the aesthetic and <br />technical aspects of the building exterior, mcluduig materials. ~. <br />(iv) Plans, elevations, typical. cross sections and typical wall sections of all of the interior space <br />layout of the building areas, entrance canapies, mterior public courts, specialry areas, service <br />areas layout, and showing typical interior materials, finishes and colors for the mterior space. <br />(v) A preliminary exterior finish schedule. <br />~ (vi) Proposed layouts for exterior signage and graphics. <br />(vii) Preliminary structural plans and specifications. <br />(viii) Preliminary outline specifications descrii~ing eaterior constrnction ma.terials and <br />methods, including indications of colors, finishes and patterns. . <br />(ix) Preliminary outline of interior amenities including, bnt not limited to, landscaping, <br />furnimre, hand rails, decorative lighting, banners, seating areas, food areas, feature elevators or <br />any other such special devices, and all other interior finishes, but excluding tenant <br />iinprovements for space to be leased by third parties and tenant improvements for the Retail <br />Facilities. <br />(x) Outline of the interior and exterior lighting concept, signage concept, materials and <br />surface fu-ishes. <br />~ ~ (xi) Preliminary lighting schemes, mechanical power requirements, and preliminary riser <br />diagrams for power. <br />~ (xii) Final scope drawings for plumbing, security, HVAC, sprinkler and smoke removal <br />systems. <br />-l (xiii) A descriptions of servicing requirements, trash compactors and related azeas, loading <br />~ docks, etc. <br />(xiv) To the extent feasible, written approvals from agencies having jurisdiction over the <br />~ Project and fire insurance rating organization designated by owner of all zoning and building <br />code variances and interpretations incorporated into the Project. <br />(xv) Calculation of gross, useable and rentable building areas and open space. <br />~ <br />~ Courthouse Square <br />Development Agreemen[ <br />Page - 3 <br />~ <br />
