The cost of maintenance, repair and replacement of. the <br />common elements shall be a common ezpense, and the performance of such work shall <br />be the responsibility of the Association. achUnit owner w~ll be liable for the common <br />expense as provided in this Secdon. Nothing herein contained, however, shall be <br />construed so as to proclude the Association from delegating to persons, firms or <br />corporations of its choice, such duties as may be imposed by the Association. - <br />(b) ()ffic~ Units. 'Ibe cost of maintenance, repair and rePlacement of all <br />the common elemeats, ezcept as ezpressly set forth otherwise in this Section, shall be the <br />liability of the owners of the Office Units. Office Unit 1 shall bear 20.07% of such costs <br />and Office Unit 2 shall bear 79.9396 os such costs. Each owner of an Office Unit shall <br />bear the entire cost of maintenance, repair and replacement of such O~ce Unit or any <br />portion thereof. <br />(c) HearinQ Room Unit. The cost of maintenance, repair and <br />replacement of the Hearing Room Unit shall be shared equally by the owners of the <br />Hearing Room Unit and the performance of such work shall be the responsibility of the <br />Association. 'Ihe Hearing Room shall be nsed in accotdance with Section 6.2. <br />(d) ~all Unit. ~The owner of the Mall Unit shall be responsible for the <br />performance and cost of maintenance, repair and replacement of the Mall Unit or any <br />portion thereof. <br />~ ~e~ parJcinQ Ga,r~~~. The cost of maintenance and repair of the parking <br />garage common area (described in Se~tion 4.1(g)) ne~essitated by nornial wear and tear <br />shall be bom by the owners of the Parking Units in same proportion as the number of <br />P~8 SP~ owned by oach owner within their rospective Parlang Units bears to the <br />total ~umber of parldng sPao~s in the parldng garage. The cost of maintenance and <br />repair of the upper (ceiling) concrete slab of the parking garage common area <br />nocessitated by normal wear and tear attributable to ~e use of the Mall Unit shall be <br />born by the owner of the Mall Uni~ The cost of structural repairs and replacement of <br />that ~portion of the upper (ceiling) concrete slab of the parking garage common area <br />located immediately below the Mall Unit shall be bom 5096 by the owner of the Mall <br />Unit and 5096 by the owner of the CP Uni~. <br />Nothing herein contained, however, shall be conswed so as to preclude the Association <br />from delegating to persons, firms or corporations of its choice such duties as may be <br />imposed by the Association. <br />4.3 - jll~ome From Common Elements. All common revenue from the general common <br />elements (except the parldng garage common uea) shall be income of the Association.
